The House:

This is a three floor townhouse in a gated development. Available for rent is a good sized, furnished, en-suite double on the top floor.

The house is peaceful as it's next to Blackley woods. It is modern and spacious and allows for plenty of privacy. There is extra storage in the spare room, which also allows for either of us to have friends to stay.

There is a garage but it is full of my business stock. I don't have a car so you would have a permanent, secure parking spot.

The Area:

The area is great for all amenities: local shops, local pubs, supermarkets etc. You have a short walk and a 10-15 minute tram ride to get into the city centre, or 10-15 minutes by car. Easy access to M60/M62. It is a safe, friendly, peaceful area to live in and the neighbours are really nice without being nosey. I have been here three years now and felt very comfortable the whole time. I really don't want to have to move.

Money Stuff:

On 1st Jan 2017 the contract will be up for renewal. My current housemate is willing to stay until then or to move out earlier if I can find a new housemate. The availability date if 1st Dec is an estimate. The landlords/agency will want fees (£90-£120 approx) and credit checks and application in before the new housemate moves in and then we can sign the new one year contract. I'd love to be able to make it simpler but that is just how it is with landlords these days. The good news is that the landlords are a big business who leave everything to a property management company called Grainger. Grainger are pretty easy to deal and get repairs done quickly. At the moment I take all responsibility for making sure repairs etc are sorted and bills paid (gas, elec, water, council tax, broadband, TV licence and Netflix all inc)and my housemate just DDs me £525 every month. I don't mind continuing that as long as I can get a good new housemate in.

The Right Housemate:

If you want to live right in the city centre, or somewhere that has fashion status, this isn't for you. If you want somewhere very convenient for the city centre that is sizeable, safe, peaceful and gives you your own space and privacy, it might be right for you.

If you want a studenty lifestyle and housemates who will be at the centre of your social life - not for you. If you are more like me, busy, fairly self- sufficient but enjoy an intelligent conversation, a laugh and drink sometimes - might be for you.

I don't worry about age as I have lived with amazing people who were younger than me and not so amazing people who were the same age. Emotional maturity does matter. I would really like to share with someone who is considerate, emotionally and financially stable, easy to trust and thinks to do some dusting and vacuuming without being asked. (The house is always clean and tidy - no slobs, please!)

I run my own small business, which can be very rewarding and liberating but also really difficult at times. If you happen to be someone in a similar position who wants a great house to live for at least a year or two whilst working on your own business, we might really get on well and understand each other.
