Great room in large house available.

Hi, I have a room available for a professional in the fantastic house I am renting in the Ladybarn area.

-Property

The available room is a medium sized double (plus an extra box room) OR a large double.
(I am currently in the Large Double but would be happy to swap if that's what a suitable housemate wanted.)

The house has a big kitchen and 2 decent sized reception rooms that have been knocked through to create a colossal downstairs space!

Again this is furnished with some nice sofas (better than the tiny leatherette ones you get in most rented accommodation) . There is a Dishwasher, brand new washing machine, tumble drier etc Gas Central Heating, Gas Hob, Electric oven. Loads of cupboard space.

There is a parking space and garden out front and a massive garden and a concrete shed out back.

The house is double glazed and very well insulated so heating bills are not that bad. with the bills split in 2 it comes to just under £140 per month each and that includes; Gas, Electric, Water, Council Tax, TV license and Broadband.

The landlady is great and is happy to allow changes to the house within reason, as am I.

A background check is needed by my landlord, but there are no agency fees etc

-Area
House is very close to Mauldeth Road Railway station for quick transport into the city. There are a variety of shops, supermarkets and bars nearby.
Ladybarn/Withington is a nice mixed area, quite studenty although the street the property is on is mostly families and owner occupiers.

-A bit about myself...

I am a teacher so I need quiet time during the night on weekdays but like to have fun on the weekends.

NB I am a smoker but I'm happy to keep the house smoke free if needed.

I'm a sociable person, but also appreciate privacy from time to time. Would be great to find someone of a similar mindset.

Usually during the week i'm pretty boring and just like to watch TV/Films etc and cook a nice dinner in the evening. Would be great to find someone who would like to share the cooking from time to time, however as mentioned it is a large kitchen so separate cooking is not a problem at all.

I used to be a keen cyclist but I am currently only commuting to work, however I am hoping this will change soon!

On the weekends I like to go out with mates for some beers, however, I run a covers band so i'm often out working on Saturday nights so there will be plenty of times for you to have the house to yourself if you want.

I like to keep things reasonably clean and tidy and would appreciate a house mate with a similar mindset.

Another teacher or professional similar to me would be ideal as a house mate. Not too fussy if how many interests we share so long as we both think we could live together happily.

Room available from 19th (deposit would be needed by this date) however you could move in up to the end of august (whenever you move in rent would commence).

I'm available most of the time at the moment for viewings and or meeting up for a chat.
