Lovely room in quite 4 bed house

I am not looking for the first person to occupy the room, but someone who will fit in well with the existing tenants and hopefully stay for a decent period of time. I am sure when you are in the house, you would appreciate this for any new people that move in with you, rather than the first person who contacts me. The room is for a 6 month or longer.

You need to have a proper spareroom profile. You need to have a picture of yourself and some description about yourself, so I get a better idea of who you are, in the same way I have described the room and the house.

If you are genuinely interesting in the room could answer some questions when you contact me. These are questions I am going to ask you anyway and questions any normal landlord or letting agent would ask, so let's get them out of the way.

5. How long have you worked there and are you under a 'appraisal' period

7. Do you drive and do you need parking
8. When we arrange a viewing, I need to see you, not your mates or friends

Whilst all this might seem bothersome to you, it is to ensure I get the right person in the room that fits in with the other people in the house. I am sure when I get someone else in the house when you are staying you would appreciate the same curiously.

George Street is a nice, quiet residential street in Eastleigh.

Ideally looking for another lad to join this house. Everyone in the house is working and friendly. And I would rather the right person goes in rather than the first person as I would prefer they fit into the house well.

The house has a shared front lounge with a couple of leather sofa's. A good sized open plan Kitchen with enough storage space for everyone.

A secure rear garden with lighting and lockable high fence.

There is on-street parking, as is common in city centres and you would need to purchase a permit from the council for this. They normally cost £30-£40 upwards. This will cover you for the whole year. Also, you can get 'visitor permits'. There are also a lot of two hour parking areas close by. There are three of them just on the road the house is located on. In the area ( 1-2 min walk ) perhaps 10 or so such areas. These can be used if people are just popping in. I think the restriction on parking stops at 8:00pm at night.

Whilst this might seem like a pain. It stops people using the residential areas to park and then go shopping in Eastleigh. So at least the residents can park.

The rent includes you're broadband (Plusnet) and also the Council Tax. The rest of the bills are shared amongst the four tenants. All energy efficient lighting, new combi boiler, double glazing and a good amount of roof insulation. On average, it works out about £25-£30 pp on top of your rent. This is the cheapest way I can do this and you benifit.

If a landlord includes all of the bills, then it is not uncommon for the tenants to leave the lights on, leave the heating on and run the water lots. Which is fine. However, we need to cover these costs, which is why you pay a LOT more where all the bills are included. If the tenants pay these bills, if they are careful, it is you, the tenants who benefit not me, the landlord.

To set expectations, the house temp seems to be set at about 17 /18 degrees, the guys decided they would prefer to do this rather than have expensive bills.

Everyone in the house is working and respectful of the others. All are working professionals.

Separate toilet and sink downstairs. Bathroom with bath and shower upstairs. Smoke detectors to all rooms, fire doors. ect.
