Sunny large quiet single room - almost ensuite

Please note, I have just had a really bad experience with my last lodger, smoking, drugs, theft, noise, disturbance and a complete lack of respect for my home or me as the live in landlord. Sadly I had felt sorry for the homeless guy and broke my rules about nobody in receipt of benefits or without references. I know there are lots of decent people out there receiving state support but please forgive me for being extra cautious this time. There is a lodger agreement based on the one recommended by Shelter. My first lodger (before the disastrous one) and I got on great, even held his birthday party here so I believe I am normally a pretty easy going landlord :-)

A sunny, quiet, large single room is available at the rear of a recently refurbished terraced house between Fratton and North End, close to bus routes and with easy access to the M275. The room is next door to a modern toilet and shower room which is shared only with occasional social guests of the owner. The house is clean and tidy, there is an attractive lounge and dining area downstairs and a big kitchen. The room has a computer desk (with computer but currently no screen, use your own TV?), wired and Wi-Fi internet and a TV aerial socket as well as plenty of storage and a single bed with new bedding. The house has a sunny garden with patio. All bills and internet use (within reason) included.

My firstt lodger said the room and the house was in a different class to the many houses of multiple occupation he had viewed in Portsmouth!

Supplemental rent for short stay use by agreement.

You would be sharing with one live in owner who is a single, professional, gay man who works from home as a computer consultant and who enjoys photography, travel, cooking and entertaining friends. The layout of the house means that we will be sharing space so it is important that we can get along together, please give me more info than just your name, thanks!

House rules: absolutely no smoking or drugs and no loud music or noise please as this is a community street where we all need to get along :-) I am also looking for a lodger that I can really trust to take care of my home as I am sometimes away travelling, so good character references would help.
