One bedroom and own sitting room / study

I am offering a bedroom and a personal sitting room / study. The bedroom will be fully furnished and the sitting room will act as a study, providing work space. It has a desk and shelf space along with 2 sitting chairs and a wall mounted television. The study also has it's own Virgin Media box so television can be watched separate to the television in the rest of the house. There is also Broadband available. The study is adjacent to the kitchen, so your privacy will be respected but obviously access to the kitchen and garden will be required. The bathroom is next to the available bedroom and will be shared by myself and my 5 year old son.
A utility room also offers the tenant their own fridge and freezer. There will also be separate cupboard space available in the kitchen.
I am a full time teacher and Choir Director and am also a single mum. I am therefore looking to rent these rooms preferably to a mature female student or professional. My son is very sociable so a tolerance of children is a must.
The house is currently under re-decoration, ready for September let so I am unable to upload any photos at the moment, however I am more than happy for potential tenants to book a viewing.
