Lovely flat in Gunwharf Quays

Lovely fully-furnished pristine flat available in Gunwharf Quays gated estate. All proceedings would be through a letting agency, I am looking to replace my current flatmate who is moving out due to work placement completion. The advantage is that this rental would be very secure. The letting agency and the landlords (a mature couple) are very helpful, responsive, and considerate.

The flat itself is fully furnished, with a fully set up kitchen with dishwasher, a balcony, and one parking space (I don't have a car), as well as two visitor parking spaces. It has both bedrooms as ensuites, plus an additional guest bathroom too!

I am a quiet, relaxed individual working full-time locally. I do not drink or smoke, although I do enjoy eating out and other tame forms of socialising.

Breakdown as below:

Rent - £500pm
Council Tax - £85pm for 10 months only out of 12 i. e. average £70pm
Bills - £80-90pm on average, can be much less depending on energy usage

All-inclusive cost per person - £675pm (max average £650-660pm)

Note that the letting agency would charge a one-off referencing and admin fee.

I am seeking a professional who is looking for somewhere quiet and homely, with the ability to fulfill all rental obligations without issue.
