1 double bedroom, July-Sep only, whole house!

We are three students looking for a fourth student to take the downstairs double bedroom over the summer (July to September). You would most likely have the whole house to yourself for the majority of the summer as the rest of us have summer placements elsewhere in the UK.
You are welcome to invite guests to stay with you over summer as long as you inform us beforehand (and shh don't tell the landlord). Oh please don't trash the house while we're not there, as we would like to come back to a house in a decent cleanish state.

The room contains:
double bed
desk
2 wardrobes (the larger one is out of shot of the photo)
shelving

The house has:
a lounge with sofas
decent sized kitchen with oven, microwave, washing machine, fridge/freezer combo
Efficient boiler
bathroom with shower and bath
large garden and patio
double glazing, warm and not damp
we are also broadband connected
five minutes from Highfield campus
ten minutes from Sainsburys

You will be required to pay the bills for the house over the summer.
