1 bed furnished flat to rent from 1 Feb 2015

Due to incoming family arrival, my husband and I are looking for new tenants for our 1 bedroom flat in Swaythling, Southampton. It is about a 5-10 minute walk to the university and bus links there, and about a 15-20 minute walk to Swaythling train station. It's a really nice flat, has done us a good turn, but is not big enough for a baby! It is a self enclosed flat within a house which has been converted into three flats, so there are two downstairs (which is where our flat is) and one upstairs. Although it is a ground floor flat, the house has quite tall foundations meaning it's no easy task to break into! The property is managed by the great people at Dynamic Lettings, Southampton, which do a great job at answering questions and fixing stuff.
So, the flat:

-You walk into the lounge/kitchen area through the door to the flat. Included in the living area is a brown leather sofa (T. V. and coffee table not included). It also has a phone point and internet socket for your modem/router. The kitchen includes 6 cupboards, 2 drawers and a washing machine, as well as a gas 4 burner hob and a fan assisted oven. Also includes a fridge with freezer compartment.

-Leading off to the left of the kitchen area is the bathroom. This is a fairly small bathroom with a decent sized shower cubicle and toilet/sink. Has an extractor fan and a hanger on the back of the door for towels etc.

-To the right of the kitchen is the large double bedroom. This includes double bed, bed side table with three drawers, a large wardrobe with hanging bit and cubby holes, and a large wardrobe with a drawer at the bottom, and a desk with three drawers. We currently have some extra furniture and storage in the flat but we have a lot of stuff.

Shared with the other flats is a decent sized garden with patio and lawn, which is nice for bbq's in the summer. The property also has a double driveway and only us and upstairs use it, so ideal for anyone who drives.

Money wise, the rent is £575 a month, plus a deposit (which was £675 for us) which is held under the tenancy deposit scheme and returned on end of tenancy subject to damage inspection. The terms and length of your contract will be agreed between yourself and Dynamic Lettings, but ours was 1 year from July 2014, hence why we are finding the next tenants so that we can start our family in a bigger place!

Gas and electric are paid by meter (which contrary to popular belief is not that expensive). We generally tend to put £20 on each every 3 or so weeks. Water is done between all three flats. The bill goes to Dynamic and is then split between the amount of people in the building and they will write to you and tell you how much you owe. As far as I am aware, this is paid quarterly.

This flat is ideal as a student flat due to its proximity to the university, or as professional due to transport links, or couples as well.

Energy rating unknown but you can ask letting agent.
