2 rooms plus shower room in large family home

Suite of double and single room and shower room rent (entire 3rd floor so quite self contained).

Room 1 is a large double bedroom with french doors opening inwards (Juliet balcony overlooking garden), room 2 is a single bedroom size with 2 x velux windows, room 3 is a shower room, fully tiled with shower, sink, toilet. The whole suite was completed in September 2013, so it is all virtually brand new.

The price is for the whole lot, i. e 2 rooms and a shower room... so you can use one as a bedroom and one as a lounge, study or whatever you like. You will have quite a lot of space and be pretty self contained.

Permanent residents are myself (40yr old female) and my two boys (4 and 9).

Shared dining, kitchen, garden, plenty of space.

Includes bills, rates council tax, and wi-fi.

Furnished: metal frame iron bed company style double bed, memory foam mattress (new Sept 13), pine double wardrobe, desk, table, chair, rug. Laminate floor in room 1, carpet in room 2, tiled floor room 3. Floor length heavy silk curtains in room 1, fitted velux black out blinds in room 2. Sofabed in smaller room.

Would prefer a female lodger but will consider male. Prefer professional to student, but again will consider both.
The rooms are in a very large loft space, own stairs up from 2nd floor, they were converted one year ago. So far I have had a single male lodger for 6 months, and currently have a mother and daughter for 6 months. Prefer one person to take both rooms but also happy with a parent and child.

Non smokers only please.

I have 2 young children who tend to be awake 8am-8pm, 7 days a week. I think the 3rd floor is fairly well insulated noise wise, but please bear this in mind.
