Single room for rent in flat by university

Looking for a flatmate for a 3 bedroom flat located very close to the University, University library, St. Paul's gym and Student Union. We are 2 nice (and tidy) guys going into our fourth year of study at the university. The flat is very spacious inside, with a huge living room, 2 large double bedrooms, a reasonably sized single bedroom (with space for a double bed), a quite recently fitted kitchen, and 2 bathrooms (one of which is soon to be fitted with a brand new shower cubicle).

A handling fee and guarantor deed are required reasonably soon, with the standard charges of a deposit, first month's rent and agent fees to be paid at a later date (by mid-July).
