Single rm, Garden Flat nr Queen's Hotel, Southsea

Hello, I have newly decorated my single room in my Garden Flat, :) & I live with a very lovable medium sized dog who keeps me fit, so you are sharing with an active landlady, lol!!
Females only to apply as I prefer a lady to share with:)
The lounge is large & usual sized shared kitchen & bthrm, with usual washing/cleaning facilities. The bedroom is furnished with a 4ft double bed & other bamboo style furniture, and new carpet :)

Students or working person only, English speaking even if 2nd language.

Parking is sort of easy with on street parking :( however, a bus stop is at end of the road & they are brill :)Bills included, except phone. Broadband/Wi-Fi & satellite TV are available, & smoking is allowed. I do smoke occaisonlly & sometimes in the garden:) Minimum age 23.

A £200 deposit required with min 2 weeks rent in advance, references not always required, and the room available from 9th August 2014.
Southsea precinct is 5mins walk, Gunwarf 15mins walk & beach is 5mins walk away :) The garden is lovel & sunny & the area is quiet at night time, with friendly neighbours.
Osborne Road is at the end of the road, with all the shops, pubs & restaurants for entertainment :)
