NB: There are two vacancies currently available at this property as follows.
1) A self-contained, ground floor flat.
2) A bedroom in a shared three bedroom house (scroll down for details).
IN BOTH CASES THE RENT INCLUDES ALL BILLS!
1) GROUND FLOOR FLAT: £775 PCM (incl.)
This is an attractive, well decorated and spacious ground floor flat with a very large kitchen for its type. Comfortably large enough for two people, although for legal reasons NHDC demands this property must currently be let to a single person only. However, it’s plenty big enough for guests. (scroll down for location details).
The flat comprises of the following rooms and details: -
Main Living area/Bedroom:
A large main living area doubles as the bedroom and comprises a double bed, small sofa and coffee table, small dining table and chairs, and cupboard space.
A large, separate, well-equipped kitchen with enough storage space for a small family. It is equipped with a Washing machine/Dryer, Fridge, Freezer, Full-size electric oven and hob, Microwave, kettle, toaster etc - everything most of us need.
Comprising a regular stand-up shower cubicle, toilet, basin, extractor, heated towel rail, wall cabinet, mirrors and cupboards.
Adjacent to the main room it’s really a glorified corridor, where one side is built with a good-sized wardrobe, ample cupboard space and chests-of-drawers (freeing up more space in the main room to help keep you free from clutter - if you’re the tidy sort)!
Bills/Utilities - All-inclusive:
This is probably a unique situation in that although it’s fully self-contained in terms of total privacy, to enable the possible future re-combining with the upper two floors, all services remain shared with the property above. Which means, this flat represents unrivalled value for money, as its rent is inclusive of all utility bills; creating a potential saving of £300 PCM or more, on gas, electric, water, Community Charge, internet bills etc. Yep! No extras, no bills, it’s all included in the rent.
So what’s the catch?
Well, once in a blue moon you may get a call telling you a light upstairs has tripped and asking you to flick the switch back on again; and you’ll be responsible for setting adjusting the heating settings a couple of times per year or so. And yes, that’s probably going to to be the only noticeable downside - not bad for a few hundred pounds per month discount in my opinion.
This is your choice at present. At this time the flat has been furnished by the current occupant, prior to an imminent move. Replacement furniture is available to re-furnish this flat, or, if you prefer, it can be left unfurnished to allow you to bring your own furniture; if this suits you better.
There is dedicated parking immediately outside, as well as a large carpark for any guests on the opposite side of the road.
Yes, or course, fast broadband is already installed and all bills are included remember!
This is a great opportunity which previous tenants say they barely appreciated until they moved in - so be sure to get in touch before someone else takes it and you miss out.
2) SECOND FLOOR BEDROOM - £425 PCM (incl.)
This departing occupant has her own bed and will be taking it with her. Currently, in storage, I have both a single and double bed, both almost new, and both with hygienic and fully cleaned foam mattresses, so no need to worry about who’s been on it before you. However, if you’d prefer your own bed, you will be more than welcome to bring your own.
The room is very light and bright, with a large wide window and blinds. It immaculately clean and fresh, and was recently nicely decorated. Again, this room can be provided furnished or unfurnished, as the current occupant has her own furniture and I have good quality furniture in storage, which can replace it; unless you’d prefer to bring your own.
- There is a large lounge/dining room with a six-place table and chairs for shared use.
- A very large kitchen (for this type of let) with a six-ring hob and huge oven, so there should be plenty of room if you happen to want to cook at the same time as another occupant.
- Bathroom, with bath and shower, toilet, bidet and basin.
- Two other tenants will share the upper floors with you, one of whom has early starts and the other late, so there are unlikely to be clashes or fights for the bathroom
- The current housemates are quiet, clean, easy-going, friendly and trustworthy and have been letting here for a significant time so I am able to vouch for them with complete confidence.
Broadband is currently installed and included in your rent.
