Double room in new renovated house - North Watford

Hi,
I am moving out at the beginning of July, because my working contract ends and I will go back to Germany. So I am looking for a new tenant for my room.

Here some facts of the room/house:

THE ROOM
- furnished with double bed, wardrobe (all the furniture were new when I moved in this January)
- ground-floor
- carpet

THE HOUSE
- 6 rooms in the house (2 ensuite/ 4 normal)
- the whole house has new flooring/ painted walls/ doors
- big new kitchen with two fridges each with freezer
- there is a lounge with a big tv, sofas and a dining table
- one bathroom upstairs with bathtube and toilet is shared with 4 people (including you)
- one toilet downstairs
- all bills included
- wifi is provided
- smoke alarm
- parking space in front of the house
- garden with excess from the kitchen (gardener is included in rent)

THE LANDLORD/ CONTRACT
- living out landlord
- contract about min 6 month
- only professionals and no shift work
- RLA Tenant Referencing procedure before moving in

PROCEDURE
- I am not in London this weekend (27th to 29th May) but I have time to answer questions and dates for viewings on Monday. For the ones that have no early bird excess, please just show interest and than I can have a look at your profile at spareroom ;)
- when you had a look at the room and it seems that you are suitable as a new tenant I will recommend you to the landlord and he will do the official precedure
