Hello. I have recently (12. 01. 15) updated this listing for a room available in a flat share.

My name is Daniel and I am 25, currently working full-time and my brother Jake is 19 who will be working very soon have a spare room in our flat in Margate. We are seeking a trustworthy individual to occupy the large double room for only £275/month which will include all bills except for your own food. The price is outstanding and is really cheap because there will be three of us living here, we are able to lower the price for everyone.

Here is some information about the flat if you wish to know, if you like the sound of the room already, then contact me, I am eager to get someone moving in straight away if needed.

The flat is situated on Eastern Esplanade in Margate, it is the road to the exit of Tesco Metro down Northdown Road. There is a large shared living room, shared kitchen, shared bathroom and finally mine, my brother’s and your room.

The flat is in a clean condition and we wish that you are clean yourself and will contribute towards the cleaning of the room as well as keeping your room clean. I am currently undergoing decorating slowing throughout the flat, but due to this coming out of my pocket it is being done whenever I am able too.

There is a TV with Sky TV, Radio with CD player, Iron and Iron Board as well as a shared PC in the lounge. In the kitchen you will have your own shelves in the cupboard, fridge and freezer, shared electric cooker. Lastly, a washing machine, dryer and bath in the bathroom – no shower unfortunately, but working on that one :)

Here is information about the room, it is a very large double, floor is 161” x 125” and height is 100”. It could easily fit the biggest bed possible with plenty of space left, there is a big double glaze window which lets lots of light in. There is currently a single bed, computer unit, TV unit and TV in the room which can be left for you if you want, but can be removed if you can let me know beforehand. The room is clean and in good shape, but does need some TLC to make it good again, will need your own curtains, I measured that the wood to put curtains up is 77” and the drop would be best at 52” minimum, if you want to come see all this yourself and work it out, please contact me as I may of measured slightly wrong, but should be OK.

There is Sky Broadband available for you to use, there is no landline for you to use. You will have to use your mobile for any calls. If a land-line is needed, we can discuss this as I only took the phone away as call prices were high so mobile phone is preferred, but if you pay for your calls, we can get house phone back.

I'm sorry to finish this of negatively, but due to the past I can't take risks when it comes to getting new lodgers. Please only apply to live here if you really want to and will happily pay the rent outlined above and keep the property clean, I will need to see prove of your income via a bank statement and your payslips showing the last three months will be ideal.

I don't accept benefits, you will need to be working to get your money. I am asking for one month of rent as a deposit, so for you to move in you would pay for the month in advance so the first day you move in will be £275 rent + £275 deposit = £550. If you are having trouble getting the deposit, please still contact me as we may be able to sort out something, but I will favor those able to pay straight away.
