Flat near Cessnock subway

My current flatmates are are moving away on 29th May so I am looking for a new person or couple to rent my spare room from, I guess, the day they leave or thereabouts.

The flat is a recently upgraded two bedroom near Cessnock subway.

It has all new boiler, double glazing, wiring, floor, and all necessary amenities such as broadband internet, washing machine, fridge freezer.

However, some decorating still needs to be done and I will be working on that in due course. Both bedrooms are already fully decorated.

Price of rent includes all bills, but does not include council tax (the flat is band A, the lowest rate).

People have said to me that this seems very cheap but to calculate the rent I just added together all my monthly expenses and that's the number I came up with.

I am a PhD student at the University of Glasgow, and my partner who is a graphic designer will also be living here .
