Double & single room .Quiet area.

I have two rooms, namely a good sized furnished double and a recently decorated small single room. The house is a semi detached house on a quiet road in Hambleton, Poulton-le-Fylde. Bills are included and include; gas, electricity, water, council tax and wireless internet. There is also an external tv aerial connection in each room.

The house is situated on a quiet estate with a small garden which backs onto fields. Just around the corner is Wardley’s Creek aside the River Wyre where, those of you interested in walking, can join the Wyre Way footpath which runs 18 miles from Fleetwood to Abbeystead. Car parking is available at the property, however for the non-drivers, there are good transport links. There is a bus stop a 2 minute walk away which links the village with Poulton-le-Fylde and Blackpool. The nearest train station with regular trains to Blackpool, Preston and Manchester is 10-15 mins away by bus in Poulton. There is also a large shed, big enough to house bikes but not a car.

Hambleton is a fairly quiet rural village by the River Wyre, on the commuter belts of Blackpool, Lancaster & Preston. (approx 7, 17 & 23 miles respectively). There is a pub at the end of the road with a lively atmosphere which often has live music and pub quizzes throughout the week although I cannot hear it from here. Within a 5 minute walk there is also access to a butchers, Spar, newsagent, hairdresser, post office etc.

As a young at heart (I believe age is just a number), live in landlord I am looking for a non smoking, easy going lodger who is sociable and respectful. Will consider all offers. A month's non returnable rent is payable in advance with one month's notice required on termination of let. Although I have responded to all the questions on the form I may be prepared to compromise on certain things depending on the circumstances etc. If you wish to discuss anything please do not hesitate to contact me.

The rent for the double room is £80 per week and the single is £70 per week.
