The house is very close to the city centre and good travel links, with Leicester Royal Infirmary, University of Leicester and De Montfort University on the doorstep. A frequent bus service to the city centre stops nearby. This is ideal for a mature professional, perhaps someone working away from home Mon-Fri, or a Post-Graduate Student.

The nature reserve Aylestone Meadows is right behind the house and provides a greener route into the city centre, via the riverside walk (cycle or on foot).

The room is newly painted and carpeted with two large windows and a feature Victorian fireplace. Furniture includes a double bed, bedside table, desk with chair, comfy chair, chest of drawers, wardrobe and large mirror. Bookshelves are also available if needed.

Other rooms include a guest room, a study with French windows leading out to the garden, and lots of storage in the cellar and attic. Parking is available on-street outside the house.
