Friendly House, 5mins to Fosse Park £375pm ALL IN

Hello, I've rented out rooms since 2010 and shared with various occupants of all ages. The house has a shared living room, bathroom, kitchen/diner. There's car parking on the drive for 1 more car and off road parking within the close. The house is situated 5 minutes away from Fosse Park and the M1 Junction 21.

Currently there's the largest bedroom in the house up for rent. The room is available for viewings and can be occupied straight away.

I'm looking for £375 per month fully furnished. Included is a large fitted wardrobe, new carpets this year, a double bed with mattress and 2 bed side tables. There are plugs on the wall ready for flat screen to be mounted and room for a desk. I just need to pickup a new blind.

All bills are included in the price, rent is on a rolling monthly basis with a one month notice period. Minimum stay is 3 months. The house comes equipped with washing machine, gas central heating, bath/shower, fire alarms, carbon monoxide detector, fridge/freezer, super fast broadband (385mbps), TV with Sky Sports and Sky Movies, kitchen utensils, electric cooker/hob, tumble dryer and furniture in the communal areas. I will be sprucing up the kitchen soon too.

I work from home, stream and run a creative business. I don't spend a lot of time downstairs. I also have a puggle called Bailey. The 3rd bedroom in the house is my office.

Its expected that you clean up after yourself and leave communal areas as they were found. It's a really simple house to keep clean and the communal areas only need doing every few weeks.

When I'm not working, I like to chill with a beer/wine, play snooker, watch sport, movies or listen to music etc. I have a son who may come and stay from time to time, when he's a bit older. If you’re new to the area, I would be more than happy to show you around and introduce you to some cool places.

POLITE NOTICES:

This is a house, not a self storage facility.

Guests are welcome to come over as long as they respect the house, its kept to a minimum and doesn't cause any disruption.

I've heard every sob story in the book... if you can't pay your rent each month then we shouldn't be wasting each others time. The deposit of £375 is in place for a reason.

This is a residential property, no businesses.
