Spare room in 3 bed student house, £50 pw

Myself and the other flatmate are both second year students at Leicester (natural sciences and physics), and our third flatmate had to move back home for various reasons, so we’re looking for someone to take his room from the 1st of July. We’ve already lived here for a year and the house is in a great location (Clarendon Park area), two minutes from the nearest supermarket and only 10 minutes from Leicester university, so great for students!
It’s £50 pw rent, with around £40-50pm for bills. The house has a large garden, a washing machine and internet with the spare room on the ground floor of the house. As far as current flatmates go we’re both pretty easy going, into music, science, reading etc. Not really into going clubbing but enjoy going to the pub, gigs and that kind of thing.
