Leicester double room

Lovely house in between town and Leicester university. It's in the new walk conservation area right by the museum which is a pretty, quiet and convenient location. Great for the city centre.

I have a room in my house available from the 2nd November. It's only a two bed so it's just me.
Double furnished room within a fully furnished house. The room has a double glazed window, wardrobe, ottoman bed ( lifts up with loads of storage underneath) desk, chair, and book shelves.

I am a live in landlord so I really care about the property and have it fully equipped. All bills included, no extra costs at all. TV, Internet heating etc all included.
There's no parking available due to resident only parking scheme and proximity to city center.

It is my house so I want someone who is considerate, clean and tidy. However don't worry I'm happy to share as I'm used to living with people from uni the previous three years. I now work full time. No smoking is allowed at all, whether its outside or only occasionally I don't allow any smoking anywhere near my home.
I like having film nights with popcorn and takeaways, going for walks, arts and crafts, exploring new places and just general socialising.

There's a nice sized kitchen with brand new washing machine, new fridge, new toaster, newish microwave and kettle, freezer, and there is plenty of cupboard space for the lodger set aside. And of course a gas oven.
There's a little garden to the back and front, it's fairly bare as I've only moved in a month ago. But it's nice for BBQs and has pretty lights :). There's a shared bathroom but there'll only be two of us anyway, there's a large bath and a separate shower. There's also a study room off the bathroom which has a glass roof. With printer and shedder.

I believe £350pcm is a good price for everything included, minuets away from uni, 5-10 depending on how quick you walk. And it's very close to the train station and the city center, 5-10 minuets again. If you are interested 'express interest' and I'll get back in touch.
