We have a great house avaliable to rent for the 2013/14 academic year.
It is a semi-detached property right on the edge of campus, 5 minute walk from Towers. Perfect if you study at the Design School. It's 15 mins walk from town and close to Tesco. It's nearly opposite a Toby Carvery and with a 10 minute walk you hit the countryside, another 10 mins and you're at The Outwoods.

The house has 3 fully furnished bedrooms, but it originally was set up to hold FIVE people. This means it has a lot of space for a 3 bedroom house, with THREE spare rooms, one being already set up as a separate study. One other room can easily be set up as a second lounge / dining room / games room / study / workshop or more.

There are 2 toilets in the property, one being part of a shower room and one in a bathroom. The former is essentially an on-suite, the other larger bathroom being shared between the two upstairs rooms.

The shower downstairs is part of a separate annex that holds one double bedroom and a room now being used as a study. This has its own access to the garden, plus a lockable door straight into the kitchen. The double bedroom also has its own sink.

The two other double bedrooms are spacious with big windows that let in the light all day long. The front bedroom, while not as big as the back has a large bay window that neatly fits a desk and looks out on the road outside.

The kitchen has a gas stove, fan oven, washing machine, microwave and fridge. There is a large freezer under the stairs, plus another fridge in the lounge if you need it. There will also be a smoothie maker left behind

The lounge has two large sofas and a widescreen TV, and bay windows that open out into the garden.

The gravel/patio garden is a fair size, with a large gate and enough space to park a car, two cars if necessary. There is a garden box to store tools and garden furniture, 2 brackets on the wall for locking bikes and a barbecue. The sun fills the garden in the evenings.

Bills are not included in the rent, but have been around £50-60 per person, per month.

This is a great house at a great price. Excellent location with lots of space and great amenities.
