Immaculate double room to let. Detached home in residential area on outskirts of Uppingham. Ten minutes walk to town centre's shops, coffee shops, bars, restaurants, sports centre and Uppingham School.

House situated at the end of a quiet cul de sac with ample, safe, on-street parking.

The room has a cast iron double bed, two bedside tables with lamps, a single wardrobe and an armchair.

The lovely market-town of Uppingham is situated at the mid-point between Leicester and Peterborough, on the A47, and either city is within 30 minutes drive. Both Oakham and Corby are 6 miles away, in opposite directions, while Stamford and Market Harborough are 10 miles away each, respectively. There is a traditional market held in the town's square every Friday morning.

Own dedicated bathroom (a short walk down the landing but not ensuite) with bath, electric shower, sink and loo.

Use of all facilities including dishwasher, washing machine and dryer. Weekly professional cleaning service included.

Bedding provided. Bring your own towels.

Large sitting room, dining-room, conservatory, kitchen and garden are shared spaces.

Professional female preferred but happy to consider a professional male tenant.

If required, Monday-Friday rental costs can be provided.

Owner-occupied by professional couple, 9 year old son and a small dog. Please note that the dog is confined to the kitchen, utility room and study and does not normally roam freely throughout the house.

References and deposit required. Rent to be paid on 1st of month in advance by standing order only. One month's notice required, both ways.
