Double Room in semi-detached house (Little Bytham)

The house is home to one working male. My children stay over every other weekend. Looking for a replacement house-mate as current house-mate has moved out. I keep the property clean, tidy and un-cluttered. This semi-detached property has a driveway, rear garden (paved area ideal for BBQ and grassed area and a big tree), double glazing, central heating, garage space for storage and is well presented.

Your room is a double room at the front of the house. The size of the room is approx 3. 2 X 3. 6 Metres (10. 5 x 12 foot). There is a double bed in there if you want to use that and if you require any other furniture I can sort it out. Or you can use your own furniture I am not fussed either way.

Price includes all rates including Internet (BT Broadband with wireless), TV license, water, council tax, heating and electric. If you prefer to pay weekly that is fine by me. If you are a couple then the rent will be higher - contact me.

Kitchen is clean and modern, halogen lighting, tiled floor - it’s a nice space and has most things you might need (washing machine, fridge, toaster, kettle, microwave, plates, cutlery etc.) This leads to the living room which has laminate floor, sofas, LCD TV (freeview).

Bathroom is clean with a white suite. Has a separate shower cubicle with a decent power shower and bath.

Everything in the house is yours to use I have no problem with that.

Little Bytham is situated 8 miles from Stamford, 7 miles from Bourne, 16 miles from Grantham and 22 miles from Peterborough. For those needing ready access to the A1, it’s only 4. 5 miles away.

There are two "quirks" of this house. Number one is that the house is very close to a railway bridge which might affect a minority of people. After a few days I completely blocked it out and I don’t even hear the trains.

Secondly the only bathroom is attached to my bedroom. Simply put, if you want to use the bathroom, you have to go through my bedroom. I am easy going and that sort of thing makes no difference to me in the slightest - but of course some people might find this layout a little odd. I could put up a screen for the walk through to the bathroom if you should wish. If you wanted I could swap the bedrooms round.

I require a deposit of £350 and a months rent when you move in.
