Joint Tenancy Offered To Share With Other Female

Hello all..

I am the current tenant of a very large, charming 3 bedroom house literally minutes from Stamford town centre, advertising for another female to take my housemates place when she leaves the property and tenancy in August.

I'm advertising this early, because I know from experience how hard it is to find someone who wants to part rent the whole property and not just a room... There is a lot of space in this house, and with the approval of my housemate I would consider someone moving a little before this date and staying in the spare room till she vacates- as I understand waiting until August is quite and ask of someone.

The house- hallway leading up to stairs with 2 doubles and 1 single bedroom, hallway also leads onto large open plan living and dining room.. with french doors onto a massive kitchen with built in oven and plenty of space, a massive family bathroom off the kitchen with separate shower cubicle and large bathtub, we also have a utility cupboard and off the kitchen a small patio'd area of a garden which suits us fine.. big enough to sit out and have a BBQ when the weather suits :)
The house is sort of furnished with my goods, however there is so much space in this house if you did have furniture too then you are more than welcome to bring any with you of course! Please note that the bedroom is unfurnished.

I am a very clean, tidy and considerate housemate, respectful of others peoples space- but I also would like to share with someone who is quite sociable and doesn't mind the odd glass of wine and a bit of TV :)I want a friend as much as a housemate- and it would be nice if you want the same lifestyle. A bit of shared cooking, watching soaps and general chit chat.
I have a very small dog who is staying, she's tiny and so old she just sleeps all day in my room, every now and then she does come to work with me too. There is no mess, dog hair or bad smells, there is however snoring and cuddles available.

Everything, obviously, would be shared so rent is £322per month, with bills adding up to about and extra £170 depending on your lifestyle... I've found it to be pretty cheaper than expected. Deposit and references will be required from the letting agents however as they will be dealing with the transfer from one housemate to another.. but any questions on that front please feel free to get in touch and I'll do my best to answer them.

The exact date the tenancy becomes available is 28th August, however as I said above I can be flexible on someone moving their things/staying in the spare room before this date to be more helpful to you :)
