**Two Double Rooms Available In Clapham/Battersea

**TWO DOUBLE ROOMS AVAILABLE**

We have one large and one medium size double rooms available in a friendly flat share. This three bedroom ground floor flat is based in a quiet cul-de-sac just off Wandsworth Road.

The flat has a medium size kitchen, lounge/dining room, large bathroom and small, medium and large double bedrooms of which the medium and large size rooms are available.

The large room has a double bed, two good sized wardrobes, a desk and chair, as well as a book case. It is available for £595 per month excluding bills.

The medium size room has a double bed, chest of draws, and a good size wardrobe.

The monthly utility bills usually come to around £60-£65 per month and includes tv license, council tax, water, virgin tv and broadband.

The energy bills are paid quarterly, and the price will vary depending on the time of the year.

We also have a cleaner once per week (usually on a Wednesday) which is an extra £5 per week, and a quarterly payment to the cleaning company of £52 which is split three ways.

The flat is managed by an agency, but all flat issues are dealt with directly through the landlord who is generally pretty good at getting things resolved.

The agency requires a credit check to ensure suitable tenants are legitimate, so please only apply for the room/s if you can provide necessary references. There is usually a fee of around £100-£120 for this agency check (paid to the agency).

We are 10-15 (depending on your walking speed) mins walk from Clapham Common tube station, 5 min bus ride to either Vauxhall or Clapham Junction, 5 min walk from Wandsworth road overground station, and a 10-15 min walk to Battersea Park, and Queenstown road overground stations.

We are looking for someone to move in on the 3rd of April (possibly earlier for the medium size room),and for a females preferably.

There is a minimum of 6-12 months rental period. We are hoping to find someone who is friendly and enjoys living in a clean, easy going house looking to make it a home.

Viewings during the week would have be to later in the evening due to working hours. Sundays would be a good time to come and look around also.

This is not a party flat, but that doesn't mean you can't have people over.
