Hello
We are looking to move out of our 5 bed househare near oval from 08/09/12. You would be sharing with 1 guy and 2 girls all 23 yr old young professionals. As there are two guys moving out we would like 2 guys to replace.
The rooms are 2 doubles which are exactly the same size! This would make it perfect for 2 friends who want to move without any arguments on room size.
Rent is 615. 33pcm.
The house is on a number of major bus routes which go all over London. Buses leave from literally outside the house to oval station (on the same road as the house), vauxhall (overground trains and Victoria line), Victoria and central London.
A bit more info if you’re still interested:
Postcode is SE5, Camberwell New Road.
Oval tube is 5ish mins on the bus or about a 10 min walk to the tube on the same road. Oval is on the northern line which makes it ideal for commuting into central.
The house itself is a big terraced victorian house spread across 4 floors. It has a large kitchen/dining room with a table, chairs and a sofa on the basement level. First floor: 2 bedrooms (1 of which is up for rent) and a bathroom. Second room for rent and large lounge on the second floor, and the final 2 bedrooms and bathroom on the top floor just to give you an idea of the layout.
2 bathrooms - (you would be sharing with one of the current girl housemates and the other guy moving in, making 3 in total, but it is the main big bathroom with a frestanding bath and a decent powerful shower). Heated flooring is a massive bonus in the winter. We have never had problems showering as we just work around what everyone is doing. Again as you are sharing with the other new housemate it make it ideal for 2 friends. You can always use the top shower if needed as well.
The bedrooms for rent are exactly the same size with a double bed, wardrobe, and large window. The rooms face the rear of the house onto the garden and away from the morning sun which makes it ideal for those hungover weekends.
The garden at the back has a door from the kitchen/dining room on the basement level. There is a set of table and chairs which are nice in the sun, and the garden has been recently tidied by the landlord with fresh grass laid.
Because the house is so big and socialable it is good to be around everyone yet at the same time you can keep yourself to yourself in your room/kitchen if you have things to do or want a bit of space. Everyone is really easy going and there will be plenty of nights out at the weekend and things to do etc.
When we moved in we were all friends from uni and home and are a very sociable lot. One of the original girls moved out last year to move in with her bf and so we advertised in the same manner as this...she has fitted right in and we are all friends with her friends and ours alike. We regularly have nights out and work drinks so coming and going as you please isn't a problem. Friends are welcome to stay over and everyone gets involved and makes an effort.
Right.....In terms of the contract period we have the house for another 12 months and you would need to sign a new tenancy agreement if you wanted to take the room which the estate agent would organise. We originally signed for 24 months giving us cheaper rent of 616pcm vs close to 700pcm.
The deposit of £710 each is held in a deposit safety scheme (better than most deposit arrangements and you would need to pay this to us so that yours would then be returned at the end from the original deposit placed. A reference check/new contract with the estate agent would have to be signed and drawn up in the new names which is £250+vat which is payable if you are happy to take the room. This is their standard fee which we had to pay.
The landlord/lady help when required but we have not had any issues with them. They do require the new tenants to be young professionals.

We will try to make sure that the remaining house mates are in so that they can get to know you a bit, and because of work these would have to be in the evening.
We are moving out on Saturday 8th September and so you would be able to move in the same weekend. Preferably Saturday afternoon onwards to give us a chance to move the majority of our stuff out first
