Short-term let (bills inc.): spacious ensuite

Hi everyone, I'm subletting my spacious and sunny ensuite room for the month of August (some flexibility in dates). You'll be living in a lovely flat in a great location which comes with two very friendly, chill and considerate housemates. I've lived here for 4.5yrs and have loved staying here! I'll just be travelling between jobs, so looking to sublet if I can.

Current Flatmates
- Ed, 27, who works for a creative agency, loves running and music
- Jack, 29, who works for a fintech/e-commerce start-up and likes running, rugby, and cooking
- Ed and Jack are really easy to live with - not neat freaks but not messy either; friendly and easy going too.
- They occasionally have friends over for dinner or go for a drink together; we maintain a generally quiet and peaceful household.
- I am ideally looking for another young professional who is sociable and friendly, but also considerate for them to live with while I'm gone in August.

The Flat
- The overall property is a 3 bed, 2 bathroom flat with a modern and open kitchen / living room area
- The landlord is very relaxed and helpful; very responsive
- The flat is located on a quiet road, just two minutes from Clapham High Street (but far enough to be insulated from the noise),
- Numerous restaurants, bars, pubs, shops and super markets with < 5 minutes walk away
- Clapham Common park is 7 mins walk away with various sporting activities and summer greens.
- Transport wise; Clapham North (Northern Line) is about 5-6mins walk away and Clapham High Street (Overground) just 2-3 minutes

The Room
- The room is on the 2nd floor with its own exclusive bathroom and lots of light and crosswind ventilation to keep you cool on warm summer nights!
- The room comes furnished with a double bed, desk, chair, wardrobe and drawers, as well my small couch and 40" HDTV for you to enjoy.

All bills are included in the sublet, including:
- Weekly visit from a cleaner who does all the common areas (kitchen, stairs, hallways), both bathrooms and all the floors including the bedrooms (can avoid your room if you'd like).
- Internet: 5G home broadband with 200-300 Mbps (ample for the three of you)
- Utilities
- Council tax
- TV licence
