Double room in friendly garden flat

I am looking for a new flatmate as my current lodger is moving out.
Room: Bright newly decorated room furnished with double bed, large wardrobe, desk, office chair, chest of drawers.
Flat: I bought the flat new two years ago so I have decorated newly throughout, also with a new kitchen and bathroom. The living room has a new sofa, 32inch flat screen (smart)TV and patio doors onto a lovely garden with decking, patio furniture, a new brick BBQ, outside light and small lawn / flowerbeds.
The bathroom and kitchen are fairly small but are fully equipped so it would be more suited for someone who does not have a lot of housewares. The bathroom has just been newly tiled and is sparkly new. The kitchen has a large fridge/freezer, washing machine and gas cooker/hob and of course a separate cupboard for your food.

I am looking for someone who would like a quiet and comfortable place to live. Im sorry but no students as the home insurance won't allow it. In the evenings I like to relax in the lounge or garden and I enjoy some company, and sometimes a glass of wine and /or bbqs. I cycle a lot (commuting and club cycling) and love gardening; the front garden I have turned into 7 veggie patches and so currently have tons of potatoes, tomatoes, cougettes, beans, artichokes, sweetcorn etc! Absolute bonus if you like gardening and happy to reduce rent for serious labour! I am vegetarian but don't mind living with a meat eater as long as you're good about separate chopping boards! I am also into learning languages; I speak German and some Chinese (Mandarin).
I am looking for a non-smoker and someone who is tidy and will help regularly with the cleaning to keep the place nice for us both to relax in. I try to compost all green waste and recycle everything we can. I am happy for your friends to visit or if you have a boyf/girlf they can stay over as long as you let me know but the flat is a bit small for three so no couples please.
Price includes all bills (water, electric, gas, TV licence, wireless broadband) and phone rental but not calls (we do have a free international and off peak calls deal ).

The area is really quiet and also close to lots of useful places. The flat is a ground floor maisonette in a nice area behind the large Sainsburies in Colliers Wood. It is two mins walk from the Abbey mills market / pubs restaurants and also the large Virgin active gym. It is close to the wandle and a nice little farm and also a 7min walk to Colliers Wood tube which is on the Northern line (20 mins to waterloo / bank). Wimbledon is a 30min walk away or a short bus ride. Tooting is also a 15 min walk away.
