Large, bright, double room in very spacious, homely, two-bed, non smoking flatshare between Camberwell & Elephant & Castle Z1 £147pw+bills Looking to replace departing flatmate - from 1st July but could be flexible from 19th June to mid July for the right person(but would I need to agree later date now with landlord, so please get in touch.

Flat is on 2nd(top) floor of period buildings in Edwardian conservation area. Flat was rented unfurnished so lots of space to install your own furniture/make it how you like but also possibility for basic furniture e. g. bed & wardrobe to be supplied. Definitely room for you to install double bed, wardrobe, bookcase, drawers and a good sized-desk. Room is ~3.5m x 3.2m. (Photos of bedroom give you an idea of the size but current furniture not included -you'll see 2 versions of the same room!).

Flat has: 2 bedrooms, ample sized communal lounge/diner (self-contained so good for hosting occasional visitors on the sofa bed), well-equipped kitchen, bathroom (with bath & electric shower) & separate toilet. Neutral decor & some period features. Good layout of rooms & large hallway, so doesn't feel like you are living on top of one another & you need your own space at times. Access to communal outside backyard (shared with 2 flats). Parking is on street - permit is needed Mon-Fri. A cyclehoops bike hangar is new on the street opposite the flat so potential to rent a secure bike space.

So you'd be sharing with one other; "creative" female, thirtysomething currently working in communications research but also have creative studio (mainly fashion & textiles). Apart from interest in visual arts, I cycle everywhere, try to find time for the odd gig, swim, & collect books. A vegetarian but quite happy to live with anyone not who's not a complete carnivore. Guardian reader - for what it's worth. Originally from up north but lived & worked in London for over 15 years and still exploring. Have lived happily in this flat for a number of years – which has helped keep the rent good value for the size & condition of flat/room and location.

Looking to share with one other reliable, considerate, down-to-earth, preferably female, professional who wants a relaxed but stable (and clean!) friendly place to come home to when they leave the party, (but not bring the party home with them). Outlook more important than age. Suit someone looking for an affordable, good sized space to make their own and who cares about who they live with as much as where.

Not many people seem to know where Walworth is but it's a convenient central London location which hasn't been fully gentrified (yet!) Flat is on a surprisingly quiet, tree-lined street, yet only two minutes from the shops & vibrancy of the Walworth Road (M&S, Boots, Morrisons, Iceland, Superdrug, Argos, & the inevitable Tesco Express but also East Street Market (cheap fresh food), 24hr bagels, Gym group, .etc.)

A plenitude of buses #12, 35, 40, 45, 68, 171, 176, 468 plus 8 night buses) 30min to West End or City/Shoreditch. 15min to Waterloo/Southbank, Westminster or London Br. Good links also to Clapham & Brixton.

Tube: 5 min bus ride/ 12 min walk to Elephant & Castle - Z1/2 Bakerloo, Northern & Thameslink.

Rent £640 pcm exclusive of bills (Bills paid individually ~£115 pcm on average each for gas electric, water, Council Tax, insurance, TV, phone line/ broadband so you will need total budget ~£755pcm/~£175pw)

Credit check, employment/landlord references & deposit (6 weeks rent) required. 12 month contract; possibly with 6mth break if required. Professional landlords own the whole block.
