Huge room in High Street Kensington 2brm Flat

Hi flat seekers,

I am looking for a new (preferably female) flatmate to share my lovely 2 bedroom High Street Kensington flat with. The bedroom is the largest in the flat, and you will be sharing the kitchen and bathroom with me. The bedroom on offer is huge and has a couch and desk so there is plenty of room for chill time.

The room:
It is a very spacious furnished double room with high ceilings. It contains a kingsize bed, desk, couch, armchair, wardrobe, and coffee table. Ready to move straight in. The bedroom is on the quiet side of the flat and has black out curtains so you will have peace and privacy.

The flat:
The room is part of a 2-bedroom flat on the second floor of a building with 5 flats. There is a security gate with code, and an intercom on the main door. The two bedrooms are separated by a long hallway, so we will not bother each other at all with noise.
There is a shared kitchen with all appliances, crockery, glasses etc, as well as a combined washer/dryer. There is a shared bathroom, with shower over bath, and a separate toilet. There is no shared living area. Your bedroom is big enough for you to be able to relax and unwind though.
The rent includes all bills, which is a regular cleaner, electricity (including electric heating), water, council tax, TV licence, BT TV, phone line, unlimited broadband internet.
The flat is in an older style building in the most amazing location. I have lived here for over 3 years as I love it as this is my favourite part of London, and am sure you will feel the same too.

The area:
This flat is in the most amazing location, fronting onto Kensington High Street with views of red buses and tree-lined streets. You can walk to Kensington High Street tube station in 30 seconds! Also outside is numerous bus stops, taking you all over London. Also close walking distance is all shops on Kensington High Street, including Tesco, Wholefoods, Marks & Spencer, Argos, Waitrose, the Odeon Cinema, H&M, Topshop, & every other store you can think of. Also close by is Kensington Gardens, Kensington Palace, Hyde Park, Holland Park, The Royal Albert Hall. This is a truly wonderful part of London to live in.

Me:
Your flatmate will be me - I am a 30 year old Australian professional. I have lived in London for 3 years and absolutely love it. I enjoy dining out, walking in the many parks close by, going to bars with friends, travelling the world, meting new people, going to shows and theatre. Being that I am a friendly and happy person, I am hoping to find a flatmate of similar mindset. I am a pescatarian so I do not eat meat, however I don't mind if you do.

You:
I am looking for a professional (ideally female) with full-time employment (please, no students.) Ideally, I am looking for someone 27-45 years old. I would like to share with someone who is reliable, honest, friendly, easy-going and fun. It is important that you keep the flat clean and tidy in between cleaner visits too. I am a social person and if we get along well, maybe we can share the occasional glass of wine and meal too.


The flat is available 5 August, so I would ideally like someone to start occupancy from this date. It is £250 per week INCLUDING all bills (which equates to £1100pcm.) Rent is payable on a monthly basis. 1 months' rent (£1100) plus a security deposit of £1100 (which will be returned to you when you hand the keys back, subject to any damage or unpaid rent and carpet cleaning deducted) will be required before you move in, as well as proof of employment. I will give you an email receipt when monies are paid.
