Double room, under 5 mins to Oval, 10 to Vauxhall!

I am looking for a professional (preferably a girl, but will consider guys) in their 20's or early to mid 30's to take over my room.

Good size double room (4m x 3m) overlooking small patio garden. Large built in wardrobe with shelf and bigcupboard above. Room was painted white 6 months ago so its clean and fresh looking. Dark green carpet. Only furniture in room is bed and wardrobe, the other bits and pieces belong to me and will be taken when I move out. You will need to bring your own curtains.

Large kitchen and separate living room with door to garden. 3 sofas and loads of space where we currently dry our laundry. Tv with freeview box. Kitchen has dining table and two fridge freezers, new microwave electric oven and gas hob.

Bathroom has shower over bath and there is a separate shower room with electric shower. There is an additional toilet downstairs.

Brand new boiler a few months ago, works great. House is lovely and warm in winter even before heating is on.

Loads of storage under the stairs for bikes and suitcases etc, and loads of room for shoes and coats in the hallway.

The deposit is £598 plus £15 for tv license for the next 6 months, water bill £28. 51 paid for until october and council tax of £24. 26. The rent of £398 will need to be paid to the landlord on 1st June and then 1st month every month in advance. Total paid to me before moving in- £665. 77

Pros for this flat-

Amazing location- under 10 min walk to vauxhall-zone 1, and 5 min to oval. Buses are also great.
The room is VERY quiet at night. No traffic or people noise.
The room is a very good size with loads of wardrobe space and lots of natural light.
There is a small patio garden which gets sun from around midday. Great for bbqs etc. Also a small brick shed and a gate so you don't have to go through the house with garden stuff.

Cons-

The bathroom extractor fan is a bit loud next to the room and wakes me up occasionally.
The lights are bright outside the windows so you will need thickish curtains if that bothers you.
The house is a bit rough around the edges, which is why it is so cheap.
Everyone in the house is very busy so don't have much time to hang out. But everyone is friendly and considerate.
