Double room in a newly renovated Smart house

Seeking a friendly gay male housemate (22-45ish years old) to live with 2 other gay men. who also prefers to live in a very clean, tidy and quiet house share. If you want to live in a comfortable 'home' rather than just a 'house', then look no further.

* This is a professional house and not a 'student-type' environment.

The house has been renovated to a high standard to also include solar panels and smart home facilities - Amazon Alexa (in all bedrooms, lounge and kitchen) voice controlled lights in most rooms, NEST central heating etc, home router, with a dedicated VPN service. There are 3 beautifully furbished bathrooms, including a new wet room, a newly refurbished communal bathroom, along with a brand new en-suite for the back bedroom - all with underfloor heating, so 'congested showering' is now a thing of the past. To facilitate the new water demands, a powerful new water tank/combi boiler has also been fitted, so there's always hot water with great water pressure.

Part of the renovations included the complete refit of all 3 bedrooms with new real wooden floors, double beds, new furniture and Philips Hue controlled lighting for all cosy or concentrating scenes/themes, of which all the lights are voice activated. The available bedroom also has a smart 47" HD/3D wall mounted TV, allowing to maximise surface space in the room for your own belongings.

The house is an old spacious mid-terraced property with very modern decor. It is painted white in all the rooms, with blue featured walls in the lounge for a 'regal' look. It is fully furnished and double glazed throughout and is situated in a quiet residential area with a combination of both older and new developments in the immediate area.

ALL bills and communal household toiletries are included - toilet rolls, house cleaning products, etc. (This doesn't include personal toiletries).

The available room is for SINGLE occupancy only and is £995 PCM (or £229.62 per week)

Fast WiFi/VPN 500mb Virgin Media fiber broadband (included) on a brand new mesh wireless system, so every corner of the house has WiFi. There's absolutely no dead spots in the house.

The kitchen (16' x 8'6") is extremely spacious, has modern decor and is fully furnished with all current mod cons and appliances - Samsung American style fridge/freezer with filtered ice and water dispenser, BOSCH washing machine, dryer, brand new dish washer, double oven, water softener and sink waste disposal.

The lounge (23'11" x 11') has a brand new dark oak real wooden flooring, 2 real black French glass chandeliers, a larger brown/modern leather 4 seat sofa-bed, 2 high white gloss sideboards and entertainments cabinet, as well as a wall mounted Philips Ambilight 55" 4K LED TV.

A very tidy, newly landscaped, AstroTurf garden (20') that gets the sun most of the day in Summer - perfect for social garden gatherings.

Fully alarmed and connected to the alarm receiving centre.

I have a 1 year old small golden Cocker Spaniel called Bessie, who is very friendly, lovable and, most importantly, very clean.

A cleaner services ALL the communal areas (not the bedrooms) every 2 weeks - INCLUDED in the rent.

ALL other bills also already INCLUDED. That includes all utility bills, Council Tax and 500mbps WiFi fiber broadband internet with VPN.

The house is located in a very quiet residential area in zone 2/3 of Poplar, and not far from the following...

1. Westfield - Stratford (UK's 4th largest shopping centre).
2. Canary Wharf with many bars and another shopping centre.
3. The O2 - one stop away.
4. 2 Cinemas - (North Greenwich and Westferry).
5. Numerous public transport options - Underground, buses, DLR, and the Thames Clipper River Service (North Greenwich).
6. The new Emirates Cable Car (Royal Victoria)
7. Queen Elizabeth Olympic Park (Stratford)
8. City Airport (3 stops on DLR)

There are two stations serviced within the immediate area - Canning Town (Zone 2/3, 8 min walk) with LUL, DLR and bus station, and East India (Zone 2/3, 8 min walk) with DLR. From either station, the city centre is just under 15 mins in either direction. Stratford is 2 stops away hosting the Westfield shopping centre and new Queen Elizabeth Olympic Park. Canary Wharf is also only 2 stops away (or 20 min walk), servicing the new CrossRail, a large shopping centre, cinema (Cineworld) and numerous bars and restaurants. The O2, at North Greenwich, is 1 stop away and has been the worlds No. 1 entertainments centre for the last few years (the UK's main concert stage) also with a Cineworld cinema, bars and restaurants. London City Airport is just 7 mins on the DLR from Canning Town. The new London City Island development is just a stones throw away. The night bus (N15) takes only about 35 minutes from outside Charing Cross Station and stops a 2 min walk from the house!!

A bit about the present housemates...

Both housemates are LGBT - I am the live-in landlord who currently works as a self-employed logistics manager working in Events (for conferences, awards ceremonies, etc), but I have a vary varied career spanning 3 different careers over the last decade or so. In regards to the house, I've done quite a bit of DIY myself during the renovations (I promise you, all the safe stuff only. Lol), so I like to muck in and get my hands dirty from time to time. I'm a fairly average sociable guy, but that's generally away from the house. 'Home time' is to relax. The other tenant, Gilles, who has the en-suite bedroom, works in HR at Selfridges. We are both quiet and respectful of others, living in a very relaxed environment.

The ideal tenant...

We are looking for a gay male tenant only who likes to interact with the other housemates, and doesn't just disappear to his bedroom all of the time. Of course, we all need 'alone time' from time to time, but basically, we'd like someone who likes to interact with the other housemates. Also, we'd like a tenant who doesn't shy from shared communal house responsibilities, like changing the bins or getting the Dyson out from time to time, especially to clean their own mess. It's not all chores though, I promise you - It is a very relaxed and chilled atmosphere here and one that I hope will have you staying for as long as possible.

Long term lets are preferred, but an initial minimum stay of 6 months is required, with the intention of staying as long as required. 2 weeks deposit and 1 months rent in advance, and 1 written calendar months notice to move out.

Household toiletries (NOT personal) also INCLUDED in the rent - this includes toilet rolls, house cleaning products etc... Yes, not only do you NOT ever need to buy any of these things again, but you also NEVER have to go and get them either. EVERYTHING will already be supplied and here waiting for you to use.
