Massive Room, Prime Location Cnr Putney High Street. Putney Hill. Upper Richmond Rd.

1x ENORMOUS room (large enough to fit 4 double beds) available mid August.

Great location opposite Putney Overground station on the High Street, corner of Upper Richmond Road and Putney Hill, above a restaurant and Real Estate Agents on the 2nd & 3rd floor
2 mins walk from the River, bars restaurants etc.

Public transport is brilliant with the Putney Overground Station across the Road & East Putney station a 500m walk away. A night bus 14 will bring you home from the West End, otherwise there are at least 10 other bus's from every direction that come through the High Street. The off-licence downstairs is open 7 days from 6am-11pm. Top Shop, H&M, Argos, Waitrose, Sainsburys..... everything you need is within 100m walk.

RENT/BOND: Rent is 633 pounds per month for the room payable on the 1st of the month plus bills... Bills on average under 100pcm each. A bond of £500 is payable upfront into the flat account. The gas is in addition to this and is prepay topped up from the off-licence downstairs as and when... Usually we all top it up 20 pounds each pcm in summer, 30 pounds in winter as and when. Toilet paper, dishwashing liquid, etc from poundland down the road as and when.

Rent is due on the 1st so you would pay from 16th August onwards for Rent and bills of £365.92 pounds inclusive of bills) and needs to be paid by the 1st of August (however I do have a grace up until the 5th.) The girls move out on the 8th of August, so you can move things into the lounge from the 9th if need be. The Landlord is bout to redoecorate and paint the room, so will look competely different to these pictures by mid August.

BEDROOM: The room comes with a King size Ottoman bed, internal and 2 external wardrobes.

TIME FRAME: Flatmates leave on the 8th of August, the Landlord will then renovate the room which should take a week. So should be Available from the 16th of August
Our current flatmates are sadly leaving us to find a place on their own. There may be a crossover, in which case you can stay in the lounge

US: You will be living with 2 others.
1 kiwi female, 41 (Artist/Gallery Manager), and 1 English Male, (Construction and Management) We are workaholic's, I work from home, although are often out and about on location or away for work. We are all also very Zen so we make sure our house is a home. We are all into yoga, health and well being, and are all passionate in our fields in chasing our dreams.

OUR IDEAL FLATMATES: This flat would suit a NON SMOKING PROFESSIONAL COUPLE
or a MALE, EARLY 30s - LATE 30's.
We live with kiwis/antipodeans/english, this is the dynamic of the house and works best this way. Although our flat is run down, it's clean, so we need someone as clean and OCD as we are.

THE FLAT:
The house is always welcome to friends and family, and is big enough to not even notice them
There is a couch that folds into a bed, plus a mattress in the lounge for friends and family passing through, (as long as they don't abuse the privilege...it's not a hotel but the door is always open)

I have lived here for 13 years, Our landlord isn't great, but better than the last one. He leaves everything up to me tenant wise (although I am just a flatmate) as I will sort things before he will. It's quite run down through neglect of a previous landlord, however in the last year, this new Landlord is slowly renovating and making it nice again.

It's in an amazing location and the rooms are massive which is why I am still here after 13 years. It's just so convenient.

I am running a tight ship, as I am on work deadlines I will view people for 2 weeks. Weeknights for two hours, 7pm, 7:20, 7:40, 8pm, 8.20pm, 8.40 and 9pm, and plan to have this sorted soon as.

BTW, R2D2 Penguin isn’t there anymore.... He just came to visit while it was snowing as it was too cold to paint him in my studio offsite.
