My flatmate is moving with his gf, so his room is becoming available.

Here are the facts:

The Flat:
It's a new-built 2 bedroom fully furnished flat, with:
- A spacious and bright open plan living room with dining area.
- Open plan kitchen (fully equipped, incl. washing machine/dryer and dish washer)
- 1 full bathroom with bathtub
- 1/2 bath (just toilet and sink)
- There is also a terrace shared with a 1 bedroom flat
All floors are wood (except kitchen and bathrooms).
There is landline, internet and Sky HD.
It's on a 2nd floor, no lift.
And right outside there's a park (used to be a tennis court) and a ping-pong table :-)

The Room:
Double bedroom with a big window. The room has a double bed, a wardrobe and blinds. More furniture might become available too and there is some additional storage space outside the room.

The Location:
Hackney Road, beginning of Columbia Rd.
2 mins walk to Hoxton overground.
7 mins walk to Old St. tube.
15 mins to Liverpool St tube.
Loads of buses nearby.
Tesco around the corner.
Tons of bars, restaurants around. Close to Broadway market and a bunch of parks (which are great if there's a summer this year).

The Price:
£975+ bills (approx. £130/month/pp) (+ £1080 deposit).
Agency will request references, credit checks, etc.
Available long term.

Moving-in date:
2. April. Earlier negotiable.

Looking for:
Male or female, 30s, who is tidy, clean and fun.
Professional. No students.
No couples.
Smoking allowed (on the terrace).
No pets.

About myself:
I'm 35, female, Spanish, working in Marketing in Tech. When I am not working I like going out for nice meals, drinks and meeting with friends or staying in sleeping until late, watching movies or crappy TV, reading, cooking,...
I travel a lot for work, so you would often have the flat to yourself.
