I'm a student at Imperial College London going into my 4th (Masters) year. I'm looking for 2 other tenants for this awesome 3-bed flat. It's only a 10-minute walk from Imperial College London and so is ideal for ICL students, but being a 5-minute walk from Gloucester Road Station and South Kensington Station, it is appropriate for anyone. On top of which, the contract length is flexible.

The property is absolutely gorgeous; I'd been flat-hunting for months in London and had never seen anything like it. For the same price you can get a depressing basement flat with no windows in Earl's Court.

This furnished flat is on the first floor of a period building on Roland Gardens, which is an astoundingly quiet street just off Gloucester Road. The flat, which has high ceilings and good natural lighting, comprises of a wide entrance hall, a beautiful living room well-lit from large sash windows with a sofa and arm chairs as well as a large dining table, a good sized kitchen with space to sit and eat, a family sized bathroom, three double bedrooms, and a private Juliet-balcony accessible from the bedroom windows.

Entrance Hall:
The entrance hall, living room and bedrooms all have white carpets, making the flat always feel warm and also look very elegant.

Reception Room: 4. 71m x 4. 83m
The living room is spacious with a sofa and two armchairs on one side and a dining table with 6 chairs on the other. There are two large windows that keep the room beautifully well lit. It is has an open doorway to the wide entrance hall, which makes the space feel even larger.

Kitchen:
The entrance hall branches off into the kitchen, which is a lovely additional shared space. It has wooden cabinets, which provide ample storage and also conceal a a brand new washer-dryer, dishwasher and a large fridge. There is also a table with two chairs. A brand new fridge will arrive over the next two weeks!

Bathroom:
There is a family-sized shared bathroom. It has a bath/shower, toilet, cabinet and sink. I don'ÂÂà ‚Â™t have long showers so it'ÂÂÃï ¿½ �™ll be like sharing it with only one person!

Larger Bedroom: 5. 06m x 3. 48m
The larger bedroom available is the largest in the flat. The room itself has gorgeous wooden panelled walls, an old fireplace, a small chandelier, a glass cabinet in the wall and a large sash-window. It is furnished with a queen-sized double bed, a large wooden wardrobe and a chest-of-drawers.

Smaller Bedroom: 4. 03m x 1. 83m
The smaller bedroom available is a bright white room with a large sash-window. It has a queen-sized double bed at the rear next to a wardrobe, and also a chest-of-drawers at the front. There is additional storage space in the wall. There is also a large wardrobe in the living room recently put up that you can use.

--- The Landlord ---

The landlord is very sweet and many decades ago turned his family-home into these amazing flats. This does mean that the property has to be treated with respect, but considering its stunning amenities, that is well justified. Being clean and tidy is a must!

--- Payments ---

Students in London always have to either provide UK-based guarantors or pay the rent 6-months upfront; I have managed to negotiate the latter option as paying 3-months (quarterly) instead.

There is also a one-off fee of  £100 each to cover the fees of the agency, draw up the contract, check references and take the initial inventory. This is very cheap, for example Foxtons charge  £420 total for this. At the end of the tenancy we can either clean the flat thoroughly ourselves or pay  £50 each for cleaning, and also pay  £40 each for an independent inventory check; this is very normal when renting.
