Large double room in beautiful Stoke Newington

Hey! We're Miranda and Amy, and we're looking for a new flatmate for our home in Stoke Newington.

We're in between Dalston / Clissold Park / Church Street, so you get the best of everything. It's nice and leafy, loads of pubs and cafes around and night life is only a 5 minute walk away (but we're far away enough to avoid the late night Dalston loudness).

On our street there's an off license, a lovely cafe, a yoga studio next door and a famous Stokey pub called The Shakespeare. We have one set of neighbours upstairs that we're friendly with - they often join us for Monday night quiz at the pub. We also live right next to a park.

THE ROOM: is massive, hence the price. Big windows, gets lovely afternoon sun. Unfurnished apart from a large built-in wardrobe and black shelves., which you can keep. Landlord could order in a mattress if required. The landlord is hands off, but helpful and quick to respond if we have issues.

TRANSPORT: Closest station is Dalston Kingsland (Overground), a 13-minute walk away. There's also a bike path right near the house, and loads of buses from Clissold Crescent and/or Kingsland High Street too including 73, 341, 243, 67, 76 and 149

AMENITIES: A brand new washing machine, brand new fridge, Broadband internet, TV, Netflix, oven, microwave.

RENT: £850 pcm + £15 water, paid with our rent to the landlord. The rent is £900 pcm for a couple

BILLS: Around £60 pcm (internet, council tax, gas/electricity)

DEPOSIT: £1,033

There is also a £50 reference check fee to pay to the landlord.

ABOUT US: Miranda is 28 and works at Penguin Books (and brings home free books on the regular). Amy is 32 and works in PR. We are both friendly, love to have a wine at home together, cook together, watch TV, but also respectful of each other's space when the working week is hectic. We are into dinner parties.

We're looking for someone like-minded who is considerate, does their dishes, buys loo roll and other supplies, does their bit to keep the house nice, sticks around for the occasional bottle of wine - pretty simply really!

The flat also has an outdoor terrace, which is great in summer...

Move in date is June 19 but can be somewhat flexible with the date. We'll be holding viewings from now so please get in touch
