Housefriend wanted! Double room in flat with Pup

HallO, We are looking for a housefriend! I Have lived in houses before where we all became friends and had a lovely time living together and would really like that to be the situation here!
So the flat/maisonette has quite a lot of living space a kitchen/dinner and a large living room, there is a bathroom and then also a separate toilette too.
Currently it is me and a graphic designer, he tends to keep himself to himself but I am looking for someone who wants to be a buddy. :)
Oh and there is my Pup Orinoco, who is actually nearly a year old now. She is a non- malting dog so good even if you have allergies, but it would be really good to find a housemate who like dogs a lot :)

The flat is ex council and on the Alesbury Estate we are the top two floors of a 4 story block (we like it but some people won't)
We are right next to Burges park which is pretty lovely!
Walking distance from Elephant and Castle, it take me less than 20 mins but I am a speedy walker (I have walked to London Bridge in 30mins from here) or there are regular buses. I bike around and most Central London places are pretty speedddy to get to.
So yess! Looking for people to get along with who might want to cook together now and then or joint host costume parties... (just an idea) whilst being able to get along with our own things. Looking for someone clean and tidy - might consider getting a cleaner if needed to keep the house clean... but hopefully we won't have to, at the moment we have a cleaning rota so each do one job at the weekend ect.

I like to have friends over before for craft afternoons and book clubs and food, so if that sounds like your sort of thing...
We have a teeny tiny allotment a few minutes away on the estate right now it needs some tlc though..
Ideally looking for someone who has normal working hours to fit in with the house routine but flexible.

The Room
-It is £620 a month, it is a pretty decent sized double room, has a double bed, Wardrobe, bedside table/cupboard and chest of drawers. It doesn't have a desk but would fit one if that is your thing.

Bills and boring things.
So hot water and central heating are provided in the annual service charge, which is reflected in the rent. Ie Ya don't need to worry about that!
Council tax is included

Then electricity, plugs and lighting, and Water are Metered, so that will be an extra, at the moment that is just under £30 a month - but it is possible it could go up or down, depending how much we as a house use.
The internet is included and I find is speedy enough for all my browsing habits but if we decide as a house it needs to be faster it can be upgraded but that will increase the bills.

Oh yes, I am a vegetarian, meat eaters are welcome, my current housemate eats meat, we do not judge (environmental veggie me) likewise I do not smoke but you can be a smoker and live here. Just none of that inside. (there is a handyy balcony)
