Lovely room in 4 bed shared flat (5 people) in West Hampstead, fully furnished.

This has everything for everyone: Great transport, fast wifi, good shower, clean & reasonable flatmates, tesco & gym 1 min away, balconies, large high ceiling rooms, good views.

The highlight for me is the incredible transport and the clean yet comfortable feeling of the flat.

980 per calendar month including bills (incl wifi + council tax).

870 pcm rent, 26 per week bills.

Unfortunately i've to move as i'm working out of London so i found a place closer to work.

The flat was rented and is managed by Hunters Estate Agents.

The room is available from Feb 15 2015.

I'm breaking my 2 year contract early after living here for 4 months. Ideally you would form your own contract for 1 year 8 months **however, this is negotiable**

The room:

Comes furnished, with wooden floor, double bed, x1 big wardrobe.

Plenty of light w/ NE facing large windows. These windows open to allow access onto the balcony (fits 3-4 people).

Additional available furniture: x1 large desk and bedside tables.

The flat:

4 bedrooms, 1 large kitchen w/ balcony, 1 dining room and 1 bathroom (shared by 3 of the bedrooms). It is up 7 short flights of stairs, with no lift or disabled access. There is a fire exit (and great view) from the roof.

No-one drives so I cannot comment on parking. However there is an easily accessible storage room at the basement for bikes and other things.

Behind the flats is a nice garden area, which we have not used in winter so I cannot comment any further. It is big, private and suitable for BBQs in the summer.

Bathroom - a powerful hot shower.

Kitchen - 8 gas hobs, 2 gas cookers, 1 grill, 2 fridges, fully equipped. 1 washing machine; there is no dryer, but we've bought 4 communal drying racks.

Tenants - 3 couples (Slovenian, Venezuelan) and myself. All speak good english and are working professionals. Clean, courteous and cooperative with the shared running of the flat. We operate a cleaning rota for the kitchen and shared bathroom, with basic group-agreed rules for cleanliness.

A nice lady takes the rubbish bags from outside the door at 9am, an additional perk.

Transport:

There is a bus-stop directly outside the flat - this will take you to West Hampstead within 5 mins (overground, national rail and jubilee line access), or Golders Green 10 mins (northern line)

Otherwise the flat is also on Finchley Road, a main stem into and out of the city to the north.

Surroundings:

West Hampstead is very pleasant, some nice restaurants and pubs. Finchley Road is very busy but has plenty of shops and a large shopping centre. Otherwise, central is only 20 minutes bus away else.

Notably there is tesco express and a (non-contract!) gym within 1-2 minutes walk from the flat.

Plenty of parks nearby, especially the very large Hampstead Heath.

Bills (~26 gbp/week):

Wifi (100mbps tested 5G, 10mbps 2G) = 3
Water = 4
Gas & Elec = 8
Council tax = 11

Unfortunately, there are too many non-students for council tax discount, but students may claim exemption and not be involved in the council tax calculation.

Total (rent + bills) = 980 gbp per calendar month, all inclusive
