Are you a mature single professional female? Would you like to share my beautiful bright 2-bed flat in West Kensington/Baron's Court?

My sunny spareroom has an extremely comfortable orthopaedic King-sized bed, table/desk, small wardrobe and underbed drawers.

The flat is only 1 tube stop away from Zone 1 and literally only a 30-second walk from West Kensington tube station! It is also a 4-minute walk from Baron's Court station and 10-mins from Kensington Olympia (Overground). So the flat is ideal for a short commute in to the City or central London.

The flat's major "wow factor" is its unique and enchanting, sunny roofterrace - a lovely retreat festooned with flowers!

I'm looking for:
• a BUSY FEMALE PROFESSIONAL who wants a comfortable pied-a-terre during the working week (No home workers, smokers or couples please!)
• Somebody RESPONSIBLE, CONSIDERATE (clean, tidy, quiet) and friendly but who has her own life, yet who is happy sharing a glass of wine/meal/film every now and then
• a NON-SMOKER (ideally somebody eco-aware and considerate enough not to mind recycling and not leave taps running; I have a water metre).

My 2-bed flat:
• has attractive wooden floors throughout
• has a private decked sunny roofterrace leading from the kitchen
• comes with free Broadband, TV and Netflix
• has a homely ambience, tasteful decor and a lovingly-decorated 'Provence'-style (shared, not en-suite) bathroom. It also has a beautiful, cosy sitting room with fireplace
• is centrally located in London, in the Baron's Court/ West Kensington area (one stop west of Earl's Court in zone 1)

Kensington High Street, Holland Park, Notting Hill, Fulham, Earl's Court and Hammersmith are all just around the corner, within easy walking distance or short bus hop away.
Chelsea and Victoria are 7-9 minutes away, and the West End and City of London are only a few direct tube stops (c. 20-25mins) on the District and Circle Lines.

The flat's fantastic west London location also grants fast access to Paddington station (15mins), Kings Cross St Pancras (35mins), Heathrow (40mins) and Gatwick airports. Leafy Richmond Park and Kew Gardens are also directly reached on the District Line within 15-20 minutes.

Superb local cafes, shops, cool restaurants and handy supermarkets (Waitrose, Sainsbury's, Tesco, Co-Op) are all close by - we are spoiled for choice here! Please be aware that the flat is on a main road so is probably not suited to a very light sleeper, although both bedrooms have triple glazing.

The most important thing for me is living with a thoughtful professional lodger who will enjoy sharing and respecting my cherished home...
