The house is a comfortable, homely 3-bed roomed house situated in Gateacre, Liverpool L25, the house borders Childwall, and therefore the area is suburban and is very quiet and peaceful.

Twenty minutes from city centre on the 79 bus. It is near to Childwall Village/Childwall Fiveways. Also it is 10 minutes from the M62/M57.

The house is double glazed, centrally heated and has wireless broadband. The room is a bright, warm double sized room and is situated on the first floor. The room contents are - a single bed (I am open to purchasing a double bed for the right lodger), wardrobe, shelves, bedside table, corner desk (not on pictures) and recycle bin.

Also included is the use of the washing machine, dishwasher and oven. There is a fully equipped kitchen with fitted appliances, a dining area, a garden and patio. The shared bathroom is modern with both a shower and a bath.

Broadband is included in the price, and all other bills are metered/prepaid.

Would suit a person of any age; professional or mature student. This is a room in my home so you can be assured it is looked after and faults fixed quickly. Smokers are welcome but will not be allowed to smoke inside, the house already contains two dogs.

The house is very eco-friendly and has many energy saving devices. As a result, bills are generally very low.
