Long advert...sorry, but we like to be thorough up front then we don't waste each others time.

Please note, this is definitely a non smoking and pet free house. Also please be aware that we are NOT looking to share with someone that needs to work from home as we already have someone doing that, and unfortunately we cannot accommodate someone that has a young child or children that would need to stay with them weekly or frequently.

Okay, so now that those bits are out of the way lets get into the detail.

We are friendly, experienced live in Landlords. We are a couple who have shared with other people for many years so are well used to what we are looking for in a housemate. Although we share the house, we let people live their lives with minimal input from us but we are there if needed and are we're always happy for a chat and a laugh with our sharers when we see each other.

We have always maintained the house having lived here for a long time and in the last few years we have refurbished and replaced pretty much everything. Everywhere has been re-decorated, painted and re carpeted. There's been a new bathroom which is shared by room 1 and 2. We've also upgraded the kitchen and laundry room including re-tiling. There are new carpets and flooring everywhere and lots of the furniture, tv's oven, fridges etc.. in the house are no more than 2 years old. You will see from the pictures that we do not furnish things to a lettings standard, we have higher standards than most rentals and use quality furnishings, decor, mattresses etc..

The decor throughout is neutral, tasteful and quite modern but without leaving the house feeling bare and minimal. We don't have all sorts of clutter and ornaments, but we do have some decoration as we like it to be homely and comfortable. We have most things that you would need in the house/kitchen.

The house has the fastest broadband available in the area supplied by Virgin Media.

You will need to be a clean, considerate and respectful person. Sharing works if everyone works together. As well as cleaning up after yourself when you've used the kitchen/bathroom etc.. you will need to do your share of communal tasks such as emptying the dish washer and taking out the recycling. We do have cleaners come through for a few hours every 2 weeks just to make sure that in between all of us taking our share at things, there is not that much for us to keep on top of as they mop, vacuum, wipe and dust. If your bedroom door is open when they come, they will vacuum and dust your room too.

About the room:

Room 2 - ***AVAILABLE FROM 10th MAY***. This is a lovely double room.

The room has a contemporary new double bed (which you can walk down either side of). The bed has a crushed velvet headboard and bed base covering in contemporary charcoal grey colour. The good quality Mattress and bed are only a year old, and is medium/firm and in addition we have added a magnaflex back care topper to it. This room has 2 large double wardrobes,
and only just over a year old are the lamps, mirror finish bedside drawer, dressing table/desk and acrylic ghost chair. The 2 large double wardrobes give loads of hanging space and shelf space. They are a few years old but they are still in fine condition. There is also a lovely large hand painted apothecary chest, which gives loads of drawer space to add to the bedside drawers and the drawers in the bed. Again, this room comes with bedding, pillows, throw, and a flat screen tv and sky Q.

We are situated in Liverpool 11 - under half a mile away from the beautiful Croxteth Park. We are only Approx 4. 5 miles from city centre and it's is a 2 minute walk to the bus stop. It is well served by a direct bus route that takes 25-30 minutes to take you to the City if you need to travel in and don't have transport, in a car it takes around 12 minutes to reach the edge of the City Centre.

For those that need to use motorways regularly it is 5 mins drive to East Lancashire Road/M57 Knowsley Junction, and 10-12 mins to M62 Junction 1 - Queens Drive end.

The house is approx 2 Miles to nearest railway station (Fazakerley), and once again there is a bus stop at the end of the street which serves the station.

We are very conveniently located for anyone needing to travel to all the Industrial areas on the East Lancashire Road, plus Knowsley Business Park & Alder Hey or Fazakerley Hospitals and quite central for most Liverpool areas. There is unrestricted on street parking for those with a car.

There are plenty of Supermarkets/takeaways/pubs/ places to eat out within a 1-2 mile radius locally.

The house itself is a very practical house and is thoughtfully laid out with good flow through it, no dark unused corners or bedrooms leading from kitchens etc!

On the Ground floor
* Large kitchen/sitting room with large leather sofa in one area - this would be the shared living room area for tenants to use.
* There are ample work surfaces in kitchen, plus it's well equipped with a large range size Smeg oven, a large American Fridge Freezer another tall larder fridge and another tall larder freezer plus all cutlery, crockery, pans etc. provided for use by all.
* Conservatory with 8 seater dining table and flat screen TV with Sky Q
* Private cupboard space for your own food
* Laundry room with 2 washing machines
* Dishwasher

On the 1st Floor:
* 2 double bedrooms - both will be the rented rooms.
* 1 small but contemporary newly fitted and tiled bathroom with bath and shower over bath
* Storage on landing for bedclothes and towels

On the 2nd Floor:
* Large Master bedroom and en-suite bathroom

The house is not a squeaky floored flimsy new build. It is a well loved solid older house full of charm and character but is very up to date in every respect. Everything is very well maintained, and the overall feel is warm, inviting, comfy and cosy. Things are modern yet classic and always kept updated such as the appliances/electrical items such as washing machines, TV, vaccuum cleaners etc.. We also regularly maintain the communal areas. All carpets are cleaned or replaced regularly.

We have a fairly low maintenance garden with 2 big patio areas as well as grass and nicely stocked with plants so it is very pleasant to sit out there with a drink and just relax - it all looks a bit sad out there at the moment as it's been pretty much raining most of the year so far so no picture, but you can see our style from the other pictures.

Housemates may occasionally take a turn at mowing the lawn (a 5 minute job) and putting down a bit of weedkiller but that is really all the work there would need to be done in the garden, and we usually take care of it ourselves without the housemates help.

Housemates need to live a reasonably quiet lifestyle as they have to fit in with the others in the household and not be likely to live in a way that disturbs the others including our neighbours.

We are looking for a clean, tidy professional working person/people, we want someone who lives their own life but is happy for a chat if we happen to be in the kitchen at the same time. We are looking for someone who understands that a bathroom needs cleaning regularly and that communal areas are joint responsibility. We understand it is a home not a show house, but we do not want to be having to have conversations about cleanliness with our housemate/s. We naturally have a fairly relaxed attitude to most things, but do have our standards. The deal is if you use it clean it and don't leave it for someone else to find and have to do or say something about!.

We are ideally looking for like minded preferably over 25yr old's but we can consider slightly younger if you have a mature attitude and understand that whilst this is not a library, it is definitely not a party house. We would like professionals who ideally has maybe shared a house before and is therefore used to how to respect other people in a shared household.

Without blowing our own trumpet I would like to say that whenever we have rented any of the rooms out in the past they usually go to the first or second person to view them. I would recommend you don't hang around if you are interested in viewing, as the rooms are likely to go quickly, but we are looking for the right people to fit with everyone else and the lifestyles that everyone leads.
