Sunny studio flat to rent, edge of Oxton (CH43) within walking distance of Birkenhead town centre.

The flat is on the second floor of a large, Grade II listed building and has recently been re-decorated. There is a large communal garden to the rear and plenty of on-street parking to the front.

Flat is currently unfurnished, but I am happy to furnish for a long-term tenant.

The flat has a single living area including kitchen/diner, with two huge sash windows which makes the room extremely light. One window overlooks the rear garden. There is a separate entrance hall, with a built in cupboard for coats, boots etc. A door from the entrance hall leads into the modern, tiled bathroom, which has an electric shower.

The bed space is on a wooden mezzanine, accessed by a ladder from the main living room, and has room for a double mattress. There is also a huge open storage area next to the bed space. If preferred, the area under the mezzanine is big enough for a bed and could be curtained off from the living room for privacy.

The kitchen area is modern with an electric cooker and extractor hood, and space for an under-counter fridge. There are plenty of cupboards and a large, floor to ceiling built-in wardrobe unit, with hanging space and drawers, which blends in with the kitchen units.

Downstairs in the basement of the building there is a communal washer/drier which tenants can use free of charge.

The rent does not include bills, which are payable by the tenant. Electricity is currently on a pre-payment meter (no gas). Council tax is also payable, however as the studio is only suitable for one person, the single-person discount would apply.

No pets and non-smokers only please.

Preference is given to applicants who are working. This is a quiet house, with six other self-contained flats. It is not suitable for someone who likes to watch TV at full blast, party all night or play their music at full volume!
