Friendly house in beautiful setting, female only

I have a beautiful home, I am looking at letting my double room to a female professional. (Student with regular income is fine)

The house is situated in a quite leafy area with only a few neighbours, all professional so no noisy children. It is just off prestigious Eleanor Road CH43 with off road parking,

Huge garden, laundry facilities separate from the kitchen, the bedroom is in the ground floor, you will have access to the down stairs Loo and the main bathroom on the muddle floor, unfortunately the 2 en suite's are occupied.

I have a chihuahua so I don't mind another small dog.

Requirements -
Must be aged over 18
Must be in full time employment
Must be able to provide references (1 must be from current employer)
Deposit is £350 which will be released when contract is over as long as there is no damage to the house.
£350 rent payable in advance
Minimum contract 6 months (looking for a long term tenant)

Bills included sky/ wifi/ council tax/ water rates/ and ground maintenance, there will be no extra charges.

I am a laid back professional female, i am a live in landlord and I get on very well with the other 2 females who live in the house, they are both quiet professionals, they are very hard workers so they're rarely at home, but when we are all at home we will have a nice chat and a glass of wine. We are not a party house, we all share the cleaning and respect each other's privacy.
There's no cleaning Rota's or labelled food, we all get on as friends. I want to welcome you to feel comfortable and I want you to feel that it is your home too.
