I am a live out landlord and I am renting three rooms in my furnished home.

Good references from previous landlords and/or employment references are required.

My preference is to let the rooms to professionals but I am open to discuss with other applicants to.

I may return only at the weekends or if I am on annual leave from work to carry out improvements to the property.

The property is located in a quiet residential street at the South Side of Bridgend town Centre.
Walk to the train station or town centre in approx. 15 minutes.
Tesco Extra, ASDA, Homebase, Next, Dunelm Mill etc within walking distance or short 5 min drive.
Drive to Ogmore Beach ( Riding school + castle ruins) in 10 minutes
Drive to Cardiff and Swansea in 30-40 minutes

The property is furnished with three double bedrooms.

There is a shed with a working lawn mover
The double patio doors in the rear lounge open up into a small garden with plants, small trees and flowers.

Fees

The deposit of £ 300 per tenant will be deposited in an approved deposit scheme.
The deposit is fully refundable after successful rental.
Room + common areas need to be cleaned prior to departure and will be inspected.
Deposit will be taken if list of cleaning tasks has not been fulfilled and approved prior to moving out or other damage has been made to the property.
Any small wear and tear or damaged fixtures and fittings or “low cost “ items can be replaced with “ like for like” with the approval by the landlord and this may save the tenant from losing their deposit(at the landlords discretion.)
First month rent + Deposit of £ 300 payable prior to moving in.
Second month’s rent due 14 days into the first month’s rental.
I require 2 weeks notice prior to moving out.

All bills are included in the rent(incl broadband)apart from landline telephone.
Tenants will be given an Assured Shorthold Tenancy Agreement.

Prices per room per person.

Master Bed Room incl double bed and 1, 5 m wide wardrobes + Tv-point £ 100 per week

Double sized bedroom with single bed and 2 m wide wardrobe £ 100 per week
(TV-point in the lounge)
