Lux Flat in Hayes -18 min into Paddington (zone 5)

Hello!

Looking to rent out my second bedroom. Move in date 18th January 2021 onwards, (date flexible).

Monthly rent is £650 and includes - ALL BILLS (heating, hot water and electricity), Sky package with movies, broadband and full access gym membership onsite.

**THE ROOM:**
The room itself is a decent sized double bedroom, with a double bed already setup. There are 2 chest of drawers, 2 lamps, a large 3-drawer chest and a cupboard too.

The room and entire flat overlooks the grand union canal, which is lovely.

You'd also have the main bathroom to yourself, which comes with a modern shower/bath combo and there's plenty of cupboard kitchen space.

The bedroom and entire flat has also recently been decorated, so looking for a flatmate, who will take good care whilst living in the flat.

The room is also big enough to fit in a small desk, if you're working from home. (My last flatmate, setup a table in front of the bedroom window, overlooking the canal).

**THE COMPLEX:**
The flat/complex itself, is a new build and is situated right next to Hayes and Harlington train station, zone 5. So takes only 6 mins to Heathrow Airport, 10 mins to Ealing Broadway, (central/district lines) and 18 minutes direct to get into Paddington for the morning commute, (Bakerloo, Hammersmith & City, Circle lines).

The gym is really modern, with a pool, steam room, sauna and gym classes - all within the complex. And open from 6am to 11pm daily, (when not shutdown due to Covid/lockdowns).

There's also a concierge, 24 hour security and the complex is situated right on the Grand Union Canal. (Google "High Point Village Hayes").

**LOCAL AREA**
The high street is also a stones throw away, but ideally, this location is really for Central London commuters. Or anyone who works around Heathrow Airport area. Or even cabin crew. (So ideal for London commuters and LHR cabin crew).

**ABOUT ME:**
A bit about me - I'm 39 years old, professional and looking for a professional, cool, chilled out, gay friendly person, who is also in their mid 20's/30's onwards... to rent my second room out to.

I'm a live-in landlord, but very relaxed and laid back and I enjoy cooking, a good thriller, Netflix and reading. And when possible, see my friends and family for a healthy balanced life :)

I'm obviously working from home due to COVID and I work in my bedroom, so the kitchen and living room area is always free during the day.

**IDEAL FLATMATE**
Looking for a flatmate who is a working professional, clean, tidy, easy-going and would be up for a take-away from time to time.

New flatmate must also know how to clean up after themselves in the kitchen, keep the shared areas tidy (kitchen/living room), but obviously, I don't care what your room looks like!

**Referencing Process**

Anyone interested in the room, will go through a referencing process after the deposit is made.

This is quite standard when renting out rooms and this process will be carried our by "Open Rent": It will be the "Speedy Reference".

You'll also be asked for a reference from your previous landlord.
