The flat is located 5 mins walk from Sudbury Town Station on the Piccadilly Line.

ROOM INFO:

I am looking for a female lodger with a pleasant personality who is tidy and reasonably clean. The room is ideal for an internship, short stay while looking for alternative accommodation or lodging during university semesters. Previous lodgers were from countries such as Australia, Germany, Sudan, Bulgaria, Switzerland, South Africa and UK.

The room is furnished with a double bed, wardrobe, chest of draws, face mirror, desk, chair, bedding (pillows, sheets and quilt), indoor clothes rack x 2, small rug, net and heavy curtains on windows.

The lodger will have shared access to the bathroom, kitchen, washer/dryer, balcony with excellent views of the local area and unlimited wi-fi. Employed (professional) lodger room rate is £850 including council tax. Student lodger room rate is £800 excludes council tax (Student lodger must provide letter from university as proof on a course).

The lodger is expected to keep the hallway (No lodger items allowed to be stored in hallway), bathroom and kitchen areas clean at all times. The actual room to rent is the lodgers responsibility to keep clean.

No overnight guest(s) ALLOWED. Maximum of one visitor ALLOWED at anyone time.

The lodger agreement can be from a minimum of 2 months and a maximum of 4 months.

**IMPORTANT**

Room deposit and first rent payment will be due on signing of lodger agreement.

NOTICE TO END LODGER AGREEMENT:

Please be aware that there is a 1 month notice period required to end lodger agreement at anytime from either lodger or landlord.

REFERENCE/ID INFO REQUIRED:

Show passport/driving license as ID on signing of lodger agreement.

Student to provide recent letter from University showing what course they are studying.

Employed (Professional) lodger to provide last 3 months payslips.
