Double Room to rent, on Dalmeny Street

Here's some info about my room:

Rent is £460pcm. This includes Council Tax and broadband internet. It does not include bills such as Gas, Electric, any phone calls or the yearly cost for the TV Licence (paid each year in November).

The room has a double bed, chest of drawers, wardrobe, and desk with chair. It also has wooden floors and thick curtains to stop the light getting in if you’re feeling sleepy. Duvet, sheet, pillows and covers supplied, if needed. The room itself looks over the rear of the flat, towards the shared garden. The flat is on the second floor. If you have a car, there’s free on-street parking.

There’s a large living room (TV/sofa/sofa bed) to the front. There is a small kitchen, which is basic but has everything you would need (washing machine, fridge/freezer, electric oven, gas hob) and a bathroom (with corner bath and shower over) and the flat has gas central heating.

The flat is half-way down Leith Walk (on Dalmeny Street) and is really only a short walk into town, or down to the Shore. Sharing with one other (the owner) male, 39.

Looking for a male, professional, with a similar working pattern, (Monday to Friday, 9:00am to 5:00pm kind of thing). Someone who’ll be responsible with paying their share of the bills and being respectful of the flat (it’s not a party flat - it’s a home) but who’d also be good company when we are both about the place. You should also probably be aware that my boyfriend will be around some weekends. I’ll also be away at his some weekends, so that means you will have the place to yourself some of the time.

Sorry - no couples, no smokers. 4 months initially. Deposit of £250 required plus TV licence share. Room is available from 8 July but flexible and happy to wait a little longer for a good flatmate.
