Room For Female, Near Meadows, Aged 30-40, Working

This room is for FEMALES ONLY, sorry fellas but this is a 4 person flat and we want a female to keep the genders balanced. When the new female moves in we will be 2 guys and 2 gals. We are aged between 30 and 40, and we’d like you to be of a similar age. The room is not suitable for a couple, and our landlord doesn't allow student tenants, so you must be working.

The rent of ££510 per month includes council tax but no other bills. The deposit is one month's rent. Budget another ££50 per month for the other bills, obviously the bills are a bit higher in winter. The room is formally available from 26 October 2016, but there is the possibility of a little leeway before that.

The flat is located where Bruntsfield Links meets the Meadows - nearest landmark is the Edinburgh Bicycle Co-op which is around the corner. It is a large Victorian era tenement flat with the usual old flat features, high ceilings, wooden floor boards, fairly big rooms, big windows. It has central heating, which we try to manage so as not to be wasteful. It's on when we are home and the weather cold, but it’s not blasting out all the time and we don’t wear shorts in winter. We have a very large kitchen which doubles up as the living room, with a huge couch and a decent sized TV.

The room on offer has a double bed, but is for one person only. It is a very large room (approx. 4m x 6m). It has a big bay window which faces the front of the flat. There are wooden shutters on the window in lieu of curtains. There's a big wardrobe, a sofa, desk, chair, bedside table, chest of drawers and some shelves, plenty storage space. If you have a bicycle there is enough space in the hall to store it. Car parking in this area is by permit, but free parking is about 20 minute walk away in the Grange area.

The other three people in the flat are aged from 30 to 40. Mike works in the film industry. He lived in California for a year during his studies. His interests are football (Chelsea fan, despite coming from Edinburgh) and films. Eleanor works in the environment sector, loves music, the outdoors and travelling. Chris is a Brit who lived several years in Australia and whilst there he travelled a lot in Asia. He used to work in Financial Services but now he works for one of the Universities in Edinburgh. When he can he goes traveling, recently touring Vietnam on a motorbike.
All of us have common interests in movies (both going to the cinema and DVDs at home), cycling, outdoor music festivals and camping trips in the Highlands.

Each of us likes Edinburgh's pub and entertainment culture, we go out at weekends, it's why we live in this part of town. We are a reasonably sociable flat, but don’t live in each other’s pockets. Sociable but respectful is what we aim for. We try and keep the flat itself fairly calm – we enjoy a quiet drink at home but we are not a huge party flat. We have similar routines - all of us work full time, Monday to Friday, roughly between 8am and 6pm .We have a cleaning rota whereby 1 weekend in 4 each of us does a thorough clean of the kitchen, bathroom and hall. It works out that we each do 2 hours cleaning once a month, and we have a kitty for shared expenses like loo roll.
