Double room, own bathroom, garden, parking

Hi, I'm 29 and female and looking for someone to take my roommates place on the tenancy. I have a lovely house, new build, garden and parking in NR5 close to city (5 min drive and on a main bus route) on an extremely quiet estate. It's a sunny double room with your own bathroom. Fully furnished house and empty bedroom with built in wardrobe. I'm laid back and keep a clean tidy house. The bills and rent split 50/50 equals 130 pw. It is a lovely home with a great feel. I work full time and keep myself to myself. I would love to hear from you! I can send pictures if you would like and will answer any questions you have.

Ideally I'm looking for a female around my age. I'd prefer non-smoker but if you are happy to smoke outside that's cool. Someone who cleans up after themselves and is respectful of privacy. It's all bills included and has wifi. A lovely home so preferably someone looking to rent the rest of this year (possibly longer if all works out) somewhere they will feel happy and at home. Room is available immediately.
