This is a fantastic property!! Me and my current house mate instantly signed the contract when we first viewed it well over a year ago; what you get for your money is by far the best value in Norwich. I definitely recommend a viewing.

The bedroom is unfurnished but the downstairs is completely furnished. At the moment there's a pool table downstairs but as yet I'm unsure if it's staying or if it's going. The tenant moving out has the Sky TV in his name so we'll have to organise our own installation if you want to have it (I'm not too bothered), which is no bother.

Rent is £337. 50 per month plus half of all other bills (gas, electric, water, council tax etc.). The property has gas central heating and there are radiators throughout.

There's on-street parking available - no permit needed.

From the house it's a 30 minute walk to the centre of Norwich, 20 minutes to the train station / Riverside and 2 minutes to The Fat Cat and Canary. There are also bus stops directly outside the house with buses running frequently.

About the new tenant; can be either male or female, a professional is preferred, however a tidy and respectful person is essential.

The property is being rented through Spencer Ward so here's a few specifics from them:
The new tenant would need to be in receipt of an income of approximately £11, 000 per annum on a permanent basis or may need to have a guarantor. They would need to be of good credit and resident within the UK.
The cost for referencing a new tenant would be £220 plus VAT, plus half of the damage deposit.
The tenancy will be for a fixed term of 6 months.
